Cleanliness
8
Generally reported as clean and spacious in many reviews, but a handful mentioned mildew in the shower, dusty/dirty floors and an unpleasant scent in places, which lowers this score slightly.
Service
9.9
Staff repeatedly praised (Gabriel, bartender Stevie, helpful/front desk, quick check-in); one isolated issue of front desk booking another hotel noted, but overall service is a standout feature.
Location
9.6
Excellent Route 66 location frequently praised—easy walk to restaurants, neon lights and local spots; one comment about being somewhat removed from dining options but overall strongly positive.
Room Quality
9.4
Rooms described as unique, comfortably furnished, beautifully renovated with vintage tubs and spa tubs; a few notes about dark rooms or need for minor touch-ups, but overall high quality.
Amenities
8.5
Free onsite parking and a small lobby bar were appreciated and coffee was available, but the consistent lack of offered breakfast is a notable gap.
Value for Money
9.1
Many guests highly recommended the property and felt the experience worthwhile; a couple of guests suggested minor improvements for the price, but value is generally strong.
Food and Beverage
7.5
Repeated complaints about no/limited breakfast lower this score; bar service and nearby restaurants are positives but F&B on-site is limited.
Overall Experience
10
Across reviews the stay is described as memorable, highly recommended, charming and unique—many guests called it a must-book and the overall sentiment is very enthusiastic.

We rested well staff was pleasant it needs some attention
Pros:

The nostalgia traveling Route 66

Cons:

Disappointed no restaurant-I thought property website showed dining room. Room was not very clean and we had to ask for adequate towels which seemed old and used.

Pros:

Was beautiful, but there was a stark contrast between rooms. The vibe is nice and the location, great.

Cons:

One room was beautiful and clean. The other room, was worn to the point it felt dirty. Bedding could be updated and floor was dirty.

Pros:

Lobby area is unique

Cons:

We were in the Art Deco room & it definitely needs some sprucing up. The walls were heavily chipped/scratched & generally too dark, area rug had stains, lighting was not the best though I liked the ceiling fixture-it fit the theme of the room

A must stay when driving Route 66 or really any time you want a unique stay in Tulsa!
Pros:

This place was a real must stay when driving Route 66. All the rooms are unique. The bar and bartender was just what we needed. Hotel was very pet friendly. It was VERY hot when we arrived, but our room was chilled to perfection. I would recommend this to anyone in Tulsa as a far more unique experience than a chain hotel.

Cons:

I did wish they had more breakfast options.

Great choice for those who don’t want a cookie-cutter hotel experience.
Pros:

The hotel is historic and unique. Each room has its own character. The location is great - close to interesting shops and restaurants.

Cons:

The air conditioner unit is placed too close to the bed so it blows air too strongly. Turn it off and the room gets a bit stuffy.

In town for "upscale wedding." We stayed at the Campbell and the value was incredible for the atmosphere and room. Highly recommend to anyone.

Pros:

Gabriel, the front desk clerk, was truly amazing. He gave me the lowdown in the local scene. The room was the best!! Leon Russell room. Very cool.
