Great value for money.
Pros:

Nice and clean with a couple of areas that could do with a lick of paint and some attention. Mostly around the widows where out of 3 only one would stay open.
The staff were very helpful and the food excellent including the Philippino food which I tried for the first time. The bed and linen was comfy and clean. Car parking on site is a bonus.

Cons:

The shower water was barely warm at 8:30 in the morning. Ok in the present heatwave but ought to be hotter.

Pleasant stay by the beach.
Pros:

The hotel provided good breakfast and the staff were friendly. The hotel is just up the road from Hastings Beach, which I enjoyed during the heatwave.

Cons:

The beds downstairs were lumpy. I asked the staff to replace the mattress, and they ordered a new one, and in the meantime, moved me to a different room. The bed in the new room is also a bit lumpy but not as bad. Also, Rooms 3 and 4 are under the dining room and so can get noisy in the morning.

Pros:

The location was good, near the train station, town and seafront, the breakfast was nice, the staff were very friendly and helpful

Cons:

The Garden could be nicer. It had a very run down dirty bench table, we would have spent more time in the garden in the evening having a drink from the bar if it had been nicer

Pros:

My room was amazing, had direct access so the garden. The bed was comfy and the shower was hot and had goo pressure. The room was big and even had the most powerful fan i ever experienced. The staff were kind to keep my bag after my check out times. They were wonderful.

Pros:

Bus stop outside the hotel.large outside space.

Cons:

Bit run down and in need of some tlc.manager not very professional,bed uncomfortable,some of the listed facilities missing.poor quality breakfast.bit expensive considering location, quality.

Budget hotel that served our purpose for an overnight stay and was good value for money
Pros:

The room was on 2nd floor. (no lift) not a problem for us). it was clean and adequate with a small en suite room with shower & toilet. Perhaps could be considered as in need of a bit of TLC but perfectly adequate for a short stay.
Bed was comfortable enough (No beds as good as your own is it) and good to see they provided a large fan to help keep a bit cooler as the weather was so hot.
There was no noise at all, no doors slamming and we had a peaceful night.
Breakfast consisted of a help yourself, non cooked start of toast or cereals with fruit juice and coffee / tea etc. Cooked breakfast order taken by staff and had a fair choice. I just had bacon and 2 eggs and a sausage, sausage was typical B&B standard and not the best you can buy but this is a budget hotel so cant complain.
Staff we met were helpful, had a smile, allowed us to park our vehicle prior to check in time and answered all questions we had re room accessibility, breakfast times etc.

Cons:

As this is a budget hotel we weren't expecting the ritz and to be fair for our one night stay it served our purpose and we were perfectly happy with the hotel.
Overall its hard to criticise

Nice Stay
Pros:

The staff were friendly, good location - St Leonards Warrior Stn 4mins walk, bus stop nearby heading towards Hastings. Clean, basic rooms, with Tv and Wifi. Had a comfy sleep.

Cons:

A bit plain, on top floor, no lift. Breakfast is very standard.
