Overall great vibe. Located right by riverside park so you can have coffee along the river. The room was full of character, clean and very comfortable. Owners of the hotel were really lovely and accommodating

For price paid should've included breakfast. A lot of noise outside front hotel ie arguing ,shouting,swearing. Couldn't sleep .
Lovely wee bar selling so many cocktails we had to try. They were lovely and very well priced.
Bedroom was basic but no problem for an overnight stay would definitely go back.
Great hotel and very good breakfast. Owners are great and already booked again after 2 stays. Central to shops and takeaways and bar downstairs.

I never experienced staying in the hotel on visiting it hoping to book a room I was met with a hostile welcome. I hoped to book a room and was offered the chance to view it which I gladly accepted and was taken upstairs to view. I thought the room looked pretty dingy and I proceeded to lift the corner of the duvet at which point I was asked to leave by the employee who took exception to this. He was totally rude and i have nerve been treated like that before . When I asked the price he quoted a higher one than was quoted on booking .com which I found strange but on no account did he want to rent me the room.
A very poor experience of Scottish hospitality, fortunately we managed to stay in the Angus Hotel nearby and were well looked after

We absolutely loved our stay here! The gentleman who checked us in went above and beyond — he offered to help carry our bags, personally showed us to our rooms, explained where to park, and even gave great local recommendations. He also took the time to let us know the pub and pool table hours (which thankfully ended well before bedtime).
The hotel itself has that small-town friendliness with big-city amenities — cozy, clean, and welcoming. You can tell they care about their guests. A true hidden gem above the pub, and we’ll definitely be back!
I have never felt so welcomed as I did here. The small little hotel absolutely know how to treat their guests and make them feel welcome. They have many extra special touches in the extremely clean room. Great place if your looking to me treated like a queen, unique, clean room. Plus the river runs 1/2 a block with great walking trails
