Happily surprised- Efficient and comfortable stay.
Pros:

Easily accessed from Rome Fiumicino airport using local trains and NOT the Leonardo Express service. Simple train change at Trestevere station. €8 per person.
Hotel is 100m from Balduina station.
Reception friendly and multiple languages spoken.
As expected tourist tax paid at check in. As 3 star hotel its €6 per person per night. A €50 euro deposit taken for potential damage and cleaning. Its all written clearly in booking conditions prior to selecting.
Accomodation slightly worn but satisfactory.
We'd chosen specifically self catering facilities. Kitchenette well provided for. Two rings, combi microwave/grill, kettle, basic pans and good selection of crockery and cutlery, fridge.
Good supermarkets within easy walk or local all night bottle store opposite for emergency beers and wine.
Breakfast can be purchased at hotel if required.
No restauraunt in hotel but excellent one located next door, which opens till late.
Easy access into main city via local train station or busses 500-1000m walk.
Never felt threatened on rail network.

Overall very pleasantly surprised, based on some previous reviews.
Will look to go again as its quiet, easy access and self catering facilities worked for our needs.

Great stay
Pros:

The location is very good, in a quiet area, with a train station (train to the center, 1 euro) and supermarkets nearby. The mattress was very comfortable. The staff was kind and friendly. On the day of departure we were able to leave our luggages in the hotel until almost time to leave for the airport.

Cons:

The room I got had a balcony with a screen that prevented me from seeing outside.
