This property is marketed as a “guesthouse,” but in our experience it felt much more like a basic motel, especially considering the top-tier price they charge.
When we checked in, we inspected the beds and immediately found hairs and black spots on one of the sheets. We politely asked housekeeping to replace it, and instead of changing the sheet themselves, the maid simply handed us a clean sheet and expected us to change it ourselves. The replacement sheet also had light yellow stains/spots, although at that point we decided not to complain further. The towels were also very worn and rough.
The breakfast was extremely underwhelming for the price of the stay — essentially stale bread, jam, cereal, and coffee. There were only 5–6 apples available in the morning, and once they were gone, they were not replenished.
The biggest issue, however, was the incidental charge for supposedly “staining” a bathmat. The bathmat had what appeared to be a small amount of ordinary dirt on it. We were charged as though we had caused significant damage, which seems unreasonable for an item that should be expected to be washed as part of normal hotel housekeeping. What was particularly frustrating was the lack of transparency afterward.
Because I had concerns about the property from the beginning, I took a video of the room before checking out. When I disputed the charge, I provided the video and called the property multiple times. Each time, the front desk essentially told me to email and wait. Despite repeatedly requesting evidence of the alleged damage, no proof was provided. It felt like the front desk was fully authorized to charge guests, but not authorized to actually resolve disputes or provide documentation supporting those charges. Also worth pointing that when I called the property the employees kept confusing me with others who had also sent an email disputing charges, if that tells you anything.

It was great to have breakfast included. There was last minute availability, which was what we needed. Nice hydrangeas in the courtyard. The room was clean. Location is a good spot to get to Mt. Rainier.
The facility and rooms are dated. The door to the bathroom was full of chips at the bottom for instance. A minor issue, but lends toward the feeling that the rooms are older. Pricing was a bit high for a middle-of-the-road hotel, but I think that is probably true for all lodging close to the national park in the summer time.
Breakfast was simple but in general it was comfy, curtains were dark, staff were nice, and there's some great fields next door for dogs. It was quiet, and well-located. If you want cheap coffee/breakfast check out Crossley's down the street. Super solid stay, will be back.

Tree trimming happening and piles were blocking parking spaces and tricky to drive around.
