Arrived on a saturday afternoon and No one was at reception. Had to leave and find another hotel unfortunately. The reception area looked really nice and warm though. Would have really loved to stay the night. Will try again some other time.
The hotel needs to be closed and a total refurbishment. The furniture was from the 60's. The room was dirty. The toilet floor tiles were cracked and could cause damage to your feet. If having a shower you would come out dirty rather than clean. The resteraunt was closed so no breakfast or meals. The walls are paper thin. The room smelled of dogs. I could go on and on. Not a place to visit or stay.
Description states recently refurbished…. Perhaps had a few tins of emulsion thrown around.
Mouldy windows, mouldy bathroom.
Very dated.
Only plus side was cheap.

Felt a bit like a hostel
Bit like Faukty Towers but that was ok. Staying two nights first night ok, went off to do what we were there to do, I had been scratching all day, was covered in bites. Just thought it was me. I’d noticed the others scratching but none of said anything. Went back the next evening got into bed. Room stil full of the nights before dirty coffee cups, no beds made nothing don. We all get up the next day and we were all scratching I pointed out that I thought we had visitors in our beds. They were very decent and refunded. I had to visit the GP on Monday as I’m absolutely covered for medication. It gets better. I had a call from the hotel to say that we hadn’t handed in a key. Asked about and one of them said oh I left it in the room as the door has shut on but I has my things out. Drive off received umpteen calls saying a key had been taken. No it’s in the room. Well they disclosed they don’t have a spare key for any of the rooms. Surely all hotels have a spare/master key for every room. From a fire and safety point of view having spoken to local fire officers they said it was a huge concern because how would you alert people to evacuate them What if someone was ill in a room how would they get in!!!! I wish I’d taken pictures of most the lights not working. No telephone in the room so if you were t well how could you contact anyone to let them know and how would the medics get in to treat someone!
I couldn’t recommend this hotel because of the reasons listed!
We arrived and the place was ok, front of house staff were generally nice at first (the people we dealt with). Turns out whoever else covers the other shifts are terribly rude and will happily throw accusations at you for their dirty rooms.
Basically the day we got home I politely rang back to ask if I could get my electric tooth brush sent back as I left it there and before I could find out if they had it the receptionist started accusing us of smoking in the rooms. One of our friends pulled two single beds together before he went to sleep and told us that multiple cigarette butts were out on the floor underneath one of the beds which he moved (the morning after he was explaining this to us saying how gross it was).
The receptionist and manager started telling us they had video evidence of cigarette butts on the floor, ash on the window and cigarettes in milk. I explained that we don’t doubt that either as we saw this too, and then told her how none of us are smokers and our friend with this ‘smoky milk’ in his room was lactose intolerant (not even joking). So I explained this to her whilst I just sat there in a bit of shock with how aggressive their accusations were - they were basically blaming their lack of cleanliness on us and insisted all their rooms get cleaned. I can tell you, as none of their accusations are true that this is a very dirty place to stay in. I’d avoid!
My Dad and I (+ dog!) stayed at The Eden House Hotel for one night whilst visiting Grantham and surrounding areas. Despite the mixed the views I liked what I saw - unfussy, value for money and town centre within walking distance (c15mins). The hotel has recently been taken over by a great family who all gave us a warm welcome. It is large and bright. Yes some areas need a bit of TLC but everywhere was clean and tidy (including our bedrooms). The restaurant was not up and running so no breakfast (due to last minute staff issues) but was not a big deal. We would stay again. Wish this family the best of luck on getting up and running - they have a great attitude and were most helpful/went out of their way to help where they could.
Looked ok on website got there dated old hotel room was clean that was about the only positive. Constant banging of doors all night long and was told homeless people and immigrants get to stay there always seemed to be hanging around the reception. Also in the middle of nowhere never again
Don’t book this hotel, it’s closed down, dirty, unkept and nobody on site.
It was closed down when my husband arrived after 8 hours of driving. Had to then hunt around for another hotel!
The hotel waa not open, no one there, no one contacted us to inform us the hotel was vlosed. Myself , my young sin had nowhere to stay , shocking appalling, stranded after an 8 hour drive.
The place is closed and under renervation.
You still keep taking bookings despite apparently being told not to by the ownews.
I am still waiting for my refund from you as I had to fine alternative available accommodation at 7 o,clock at night. Not very happy.

Absolutely shambles
Hotel was totally closed and looked as if had been for some time. We arrive after a 7 hour car journey through dreadful weather conditions to find we had nowhere to stay! Why on earth do Hotels.com let you book a place that is permanently shut. My anger is beyond words
When I arrived after a four hour travel I found the hotel was not even open. There seems to be a dispute between swapping owners and the new owner is unaware of all the bookings through online third parties, even though it's the hotels responsibility to inform them if they are closed. The night porter rang the new owner who I over heard on the phone say "it's not their problem and I need to ring ebookers for a refund". disgusting lack of care and organisation. stay somewhere else and avoid like the plague.

Room is Very clean and tidy, very safe to stay. Good and hot breakfast served on time. Staffs are very friendly and professional. I stayed with me family to visit my friends near by, my family really liked the hotel.Will stay again on my next trip.
I Stayed at the Eden house hotel on Saturday, enjoyed our stay! Room was very nice and clean , breakfast the next morning was lovely! Very friendly staff, I will definatly be returning! Thanks again staff at Eden hotel!
Stayed in this hotel with my family.Had a wonderful stay.Breakfast display was very good...staff really friendly and efficient..Would highly recommend this hotel and look forward to visit them again ..Keep up the good work
So-called suite was filthy. Neither the bedroom or bathroom had been cleaned. Bedding was not fresh. Smelled like a brothel. The ‘manager’ was rude, dripping with sweat when serving the burnt and near inedible breakfast. The clientele in the bar should be given a wide berth. Rough and rowdy. Shockingly poor. This is a hotel overrun by incompetence, rudeness and general malaise. Also, for a 'budget' hotel this was massively overpriced. To be avoided.
