Recommend checking breakfast serving times BEFORE you book
Pros:

Staff were lovely, very friendly and welcoming. Evening meal was nice, and the pub itself was lovely. A lovely location close enough to see the area and to local amenities. No undue loud noise from the pub when we stayed, and lots of off road parking available.

Cons:

For an elderly person with arthritis the doors were not easy to close or open from the outside. The most annoying thing for us was that breakfast wasn't available until the pub was open, in our case this was after 10am - which is much too late, I would suggest, a continental breakfast left in the rooms when/if requested for people who need to eat at set times due to medical issues (diabetes etc). Due to this we had to cancel our second night stay and find alternative accommodation.

Disappointing
Pros:

Breakfast was very good - once it arrived.

Cons:

The room smelt badly of drains. This was fixed by cleaning out the shower and basin traps, which was done pretty quickly, but I should never have been exposed to the smell in the first place.
Breakfast starts late, 9:00am on Saturdays. As I had an appointment at 9:45 I made sure to be in the dining room at exactly nine. I knew my order so that was placed by maybe 9:02 and I was the only person taking breakfast so it was a huge surprise that it didn't run up until 9:25!
I ate dinner twice and was disappointed both times, especially a chicken Caesar salad - the chicken was overcooked to the point of being really tough and the - almost non-existent - parmesan was that pre-grated stuff out of a packet.

Far from ideal. Shame as previous stay was excellent.
Pros:

Ideally located for our visit.

Cons:

Room was baking hot, cooler outside! The bed was the most uncomfortable one I have ever used. So bad I slept on the floor.

If you go on a Sunday be aware that the restaurant takes last orders at 8pm and closes at 9pm sharp. In fact the whole place closes at 9pm.

If you book breakfast be aware that is not served until 10am when the restaurant opens.

It was ok could have been better
Pros:

The location for us was great, the bed was very comfortable and the shower worked really well with plenty of hot water.

Cons:

It was not that clean could have been better, there was a few black Beatles running around especially in the bathroom we couldn't work out where they were coming from. There was a unpleasant smell in the bathroom constantly like stagnant water. And the way the water system has been set up in all the rooms means if next door get up in the night or early in the morning and use water it makes a terrible noise and wakes you up .

Pros:

Great pub and the location was close to Apton Hall where we had a wedding. Staff very friendly and helpful. Food looked good but we were not eating there, even the next morning.

Cons:

Rooms were extremely hot! We had a fan but that was useless, even when drawing in cold air through the open windows. The joys of summer!!

Overall a comfortable enough room, in a lovely location and great food options in the pub
Pros:

It was very clean, well kept, the pub was nice as well

Cons:

Needs better bedside sockets for charging device maybe some USB sockets. Wished my room had been a Double bed not 2 singles

Worth a visit
Pros:

Location and staff very friendly lovely clean room

Cons:

They had a function on that night we were there so we were not allowed to have drink or food which was a great shame. Unusual as most place would have keep a place for residents
