Pros:

I had a wonderful experience at this hotel in Rome! The location couldn’t be better — just about 0.5 km from Vatican City and roughly 1 km from both the Pantheon and the Trevi Fountain. It’s perfect for exploring the city on foot.

Even though the hotel doesn’t have its own restaurant, there are plenty of great places to eat and shop just steps away. Public transportation is also very convenient, with several bus stops and taxi stands nearby.

The staff were exceptionally attentive and always ready to help with anything I needed. The rooms were spotless, comfortable, and well-maintained — a great place to relax after a long day of sightseeing.

I highly recommend this hotel to anyone visiting Rome who wants comfort, convenience, and excellent service!

Like many I wonder about negative reviews for this place: I can only suspect it’s a conspiracy to stop people discovering it and booking out the rooms!
The rooms are beautifully appointing and spotlessly clean. Great storage area with safe, hairdryer, spare duvet, fridge and a big bottle of chilled water.
The en-suite is stylish with a good sized shower with a rainfall head.
5 minutes wall from bus/taxi rank, 10 from St. Peter’s, 20 from Castle Sant Angelo and bridges.
Staff are polite and helpful and if not there easy to contact.
Oh, and value, amazing.

They canceled me out at 4:05 pm and said I was considered a no-show when check in 3-9 pm. I was in touch with them about the first day not showing up because of problems with my airline. I agreed the first day was nonrefundable. But I was in constant communication about the second day arriving approximately 3 pm. She texted me around 3:15 and told me I was considered a no-show. I called and said I was on my way and i was told there was no availability. Within 1 hour of communication I went from on my way to canneled. I told her that check in was from 3-9 on website and that it only 4:05 pm, she didn't care and not to come. That left mus stranded in a country I never been in causing a lot of stress. I had to find another room in another hotel for the same night i had already paid for. I was being taken advantage of the fact that i didn't come from Italy and knew I couldn't do anything about the situation but to gat another room elsewhere. When i checkednwith two other hotel managers told me that a reputable placenwould not have done that and should have honored the check in times, which meant that i should have been able to check in for several 5 more hours before being considered a no show. This placed double dipped by taking my money and giving the room way 1 hour after check in knowing I was at the airport and on my way 15 minutes after check in started. This placed should banned from expedia. I have been using expedia for many years and have never been treated this way.

The hotel is a "Boutique" style, which means staff are rarely available, which is a shame. All travellers like to feel welcomed and looked after, especially in the evenings and mornings. Roberto would "text", but I did see him a couple of times.
The area is by the Vatican, so not central for most major attractions. My room was comfortable, fridge and coffee maker and a TV. The en-suite bathroom was clean, modern and plenty of hot water and change of towels. The bed was huge and very comfortable. The room was on a quiet side of the building, which was great.
The hotel is situated at one end of a very long road, which was difficult to find after a long journey, with no signage except on the intercom. You're given an electronic key which gives you entry to the building and your room. Inside the card activated all electricity. However when you take it with you for the day, the electricity cuts off, not helpful if you have food in the fridge.
Lots of restaurants, shops close by, which is useful as this is self catering. If a first time visitor, maybe stay more centrally, with more facilities. Very good for a short stay or working visit.

We arranged check in after 9pm and were told to call to be let in once we arrived. Once we arrived and tried to call, the person hung up on us. We tried calling back several times and no answer. We were stranded on the streets of Italy at 1am with no where to stay. We finally got into the place at 7am. We had to change rooms later that day and the room was filthy. Bed sheets were stained and very minimal housekeeping was done. Would not recommend.
