Watched quite a lot of YouTube to find this is the district you want to be if you want proximity to the shopping area. And it is spot on!
Though I was doubtful when I arrived with luggage from the metro. Was quite a bit of walk and stairs from exit 5. (Said that Exit 4 has elevator but it is further away.)

Cleanliness
There is obvious wear off in the room (by rough use and / or fragile material of deco) and an obvious spot of mold in the basin (i used the provided handwash bottle to hide it from my sight). There are some stains or dirt that you can see in room. But acceptable as a 3-star hotel. (Though it is pricey anyway.)
There is no bad smell in the room. There was a bit of sewage smell when I first arrived, but it has been fine after I kept the bathroom door open.
At the lobby, I could smell cigarettes every time I walked in...Not so comfortable. Luckily the elevator is close enough.

Room design
Good lighting, electric sockets, desk big enough for writing and eating, humidifier (Pro is that it has water in it! Cons is that it shows it needs to be cleaned...), facial tissue , has room for 21 inch luggage to open, good-sized TV (but no youtube, netflix but CNN, NHK etc)

Additional scores
It provides DHC skin care, kettle ( I didn't use though) , hand drip coffee packets, and bottle of water delivered to room if you ask for room cleaning service.

U-Bahn und Supermarkt liegen direkt am Hotel. Einkaufsstraßen sind fussläufig zu erreichen.

Great hotel!
Pros:

The rooms were clean and the serives they provided were really good. Never had a hotel offer me a choice in what pillow I wanted to use. Would stay here again for sure.

good location. good breakfast. Electricity in the room was off in the absence of keycard, so fridge, charging and AC did not work when not it. I understand the reasoning, but I found it not the best solution. Cold water was more like luke warm in the shower. But overall, good hotel, great experience. I had a good sleep there.

五山送り火鑑賞目的で宿泊しました。地下鉄四条駅から歩いてすぐの立地で、すぐそばに２軒コンビニもあり、利便性が良いと感じました。
アメニティグッズが充実していて清掃感もあり快適でした。コスパ良いので、また次回も利用させて頂く予定です。
