Pros:

Great position, very close to the Okachimachi metro station and Ueno train station. Ueno Park is just 10 minutes by foot, passing through the colorful Ameyoko street! The area around the hotel is full of small good restaurants and it's also very nice to walk around at any hour.
The room is small (but normal size for Tokyo) but well organized and clean. We had the room at the 18 floor, so the view was also great!
The staff is nice and available to help with everything!
There's also a cozy cafe at the ground floor, that serves both as a hotel breakfast place and as a nice spot to have a good breakfast in the morning (even if you don't reserve the breakfast with the hotel).

Cons:

Absolutely nothing! Everything was great!

Staff seems to be getting “ruder” as years goes by. They speak and work by the book… no human touch or warmth.. no smiles. Very cold attitude. No more hot chocolate machine..

It was ok, but I wouldn't go back
Pros:

Location was good. The bed comfortable.

Cons:

Just the waiting time for the elevator is discouraging me to recommend this place.
Moreover, I asked for a late check out, having the flight late at night and they offered just 2 hours at a price, or to just book an additional day. Which we did, and then they were confused that we checked out the night before check out day.
Rooms rather claustrophobic, even for Japan.

Ive been in a room for 1 and it was amazing, very comfortable.
The hotel is close to a train station which make it very easy to travel around
