The beds are awful. It is like an air matress. You will sink and be uneven. It is an old house, it is musty smelling. It is very hands off. Only service was to replace towels and clean the wastebasket out. Ither than that, you were on your own. I did like having access to cups, dishes, etc when i needed them and the nespresso and water was nice. Loved that it was about a 10min walk to Haymarket. It was easy to get in with directions and to get my key
The customer service is non-existant, the room had left over leggings from the previous guests in the cuppboard, the common area barely had ustencils to use and the disgwasher rack was always full of dirty dishes, the fridges are dirty or full of ice.
I had to explained to fellow guests how to use the front door twice, one of thwm hadn't been able to use the front door on his own for 3 days and he wasn't able to receive propper customer service either when he tried.
This property has potential but you need at least a guest services manager on site from 9 to 5 or 10 to 6 to welcome guests, answer their questions, receive and keep their luggage and supervise the housekeeping staff.

Not too far to walk from Haymarket station and set back off the busy main road. Entry is via a system I had not previously encountered, so took me a while to become accustomed to it. A free 'grab and go' breakfast was included. A pleasant surpirse.
If you are on a budget, than this is a perfectly reasonable place to stay. 10-15 minutes walk to Haymarket Station, on a good bus route.
The breakfasts offered are free and adequate. Cereal, coffee, pastries etc. Located close to Murrayfield, and the Water O Leith Walkway. There is no front of house staff, so I cannot comment on their service. My bins were cleaned daily, but i'm not sure what other cleaning my room experienced during my stay.
The one downside was the noise from the road at night. Even with wearing earplugs, the traffic and nearby trains do make a racket. Partly, this is because my window was terribly old and couldn't keep any excess noise out. If you are on a budget, and don't feel the need for a cooked breakfast every morning, this is a decent place to stay.

Complimentary breakfast pastry & cereal was nice touch. Room was basic, beds could have benefitted from toppers on the mattress so would be bit more comfortable. Shower good & clean room. But good transport links to main shopping & tours area & also to/from airport.

Great we went to watch a concert at murrayfield, the location was spot on, no hassle. The room was spacious and comfortable.
This was overall a great place to stay, if needing a little TLC. The beds were comfy and there was ample room to unpack your luggage. We had the suite with a lovely mountain view. The only odd thing was the room with windows facting the mountain had the smaller bed, while the back room (with no windows/views) had the larger bed. The glass panel in the shower was missing a bottom gasket so it was impossible to shower without a large amount of water leaking onto the floor.
We appreciated the in-room espresso and water bottles. We did not partake in breakfast, which was very grab-and-go with plastic-wrapped pastries. Staff was not seen at all, but must have been on site somewhere; this wasn't an issue for us, but some might want to know before staying here. Overall, a nice stay and great location, somewhat away from all the downtown hubbub.
I spent a week in Scotland and this was the worst stay I had, and by far the most expensive! I didn't receive the access codes to get in, and to get into the key box. Luckily I had mins left on my SIM and could call. A girl in the Philippines gave me the codes. Then I realized the room wasn't cleaned properly (the garbage can wasn't emptied as an example). I hardly slept bc of constant road noise and noise from within, and from allergies (sneezing and blowing my nose all night). I tried emailing the address on their site later, but both times, my email was rejected. I got an email from Andreas, who's supposedly the mgr, the day after I left. I tried calling him but that didn't work either. I asked Hotels.com to contact them and ask for half my $ back (which I thought fair). I heard they refused. That stay cost over $400 Cdn! I understand the festivals were going on, but that was a mistake! The place wasn't worth half of that amount. Avoid this place.
Our room, Room 2, seems to be close to the boiler, because all night the boiler pumps were coming on and off.... and they weren't exactly quiet! Disturbed my sleep a fair bit.
Good stay, very restful, clean room, quiet area, has what you need for a short term stay.
Overall the room and common spaces could use a bit of detailing & attention to make it a bit more inviting, but overall I had a great stay. Very close to a bus stop and the 100 Airlink bus if you are coming or going to the airport, restaurants and grocery close by, and good communication from the hosts.

One member of staff was specifically very rude and unprofessional. While breakfast is stated to be served 8-10AM, he removed all breakfast items from the table as soon as we arrived in the dining lounge at 9:45 and when we mentioned the time is still not 10, he rudely replied it is free anyway and we are doing you a favour, as if we are staying there for free!!
The room service ONLY includes change of towels! No new bedsheet, water bottles, etc.
The water takes randomly 5-10 minutes to get warm!
The property is located in a nice neighbourhood with good public transport access (mainly buses).

The stay didn't offer any cooling devices, even when asked for. It was uncomfortably warm during the day and there was no way to cool the room down.
The main staff male who was available wasn't very friendly even when greeted with good mornings.
