The location was conveniently close to the iconic Clarendon St and South Melbourne Market. It was surprisingly quiet considering that the hotel was on a the main road. It was also great that this place was dog-friendly.
The room smelt of cigarette when we first walked in. Someone, somewhere was also smoking weed several times during our 2 night stay and the smell was coming through our air conditioning vent. On arrival, we were told that we would get a complimentary upgrade with a balcony as we had a small dog with us - which with thought was nice. But when we entered the room, we realised pretty quickly that we'd just been moved to the 'dog' room. There was old dog piss on the walls (we cleaned this off ourselves with wet wipes) and the carpet was disgusting. We also weren't given the free breakfast-to-go packs on arrival and they weren't in the room either. We realised after the first night, so went down and asked for it but were then only given 1 pack, even though we stayed 2 nights.

The location was good
The elevator wasn’t working for 8 nights of the 9 nights we were there and we were on the top floor, It was a hassle with the parking, the walls and curtains and bedsheets stained and dirty.

For what was advertised as an apartment, no coming facilities was a disappointment.. Lift was not working during our stay. Had to carry luggage upstairs... Room was not serviced at all on a 5 night stay. The Wifi did not work at all.. Toiletries were not topped up during stay. Breakfast was not provided as stated in booking.. Aircon was not effective..Towels were not changed during 5 night stay.
How close it was to Albert Park race track.

It is a well-known establishment with long term reputation. I typically would avoid it but honestly it is good and reliable nowadays. I didn't have any odd experiences and generally find the facilities as safe and convenient.
Nah, all pretty much as expected. Perhaps would prefer a large bin in the kitchen. Every kitchen is still a miss-and-go experience with some things being really good and other very odd :) But overall, if you are coming for a short trip, then don't bother with kitchen stuff.

We were put on level 4, top level but elevator was not working so needed to use the stairs multiple times per day

The evening taff weren't very friendly and we were put on the fourth floor when the lift was out of order!
The wash hand basin and shower aside the room was in general good.
The wash hand basin in the toilet was cracked and a very poor attempt at a repair leaked water onto the floor when it was in use. This combined with the excess water splashed from the shower made for a very wet floor.
The toilet roll holder was loose causing toilet rolls to fall on the floor if unbalanced.
The lift was out of action leaving the only access to the 3rd floor room via the exit fire escape staircase.
Kitchen/lounge area was a good size for one. Bed was actually comfortable.
Sofa was not comfortable, lift broke for last 2 days of stay (when it was working for the first 2 days it took ages servicing all floors).
Taps in the bathroom were quite irritating (shower mainly) with no real gauge on how hot or cold the tap would be allowing. Lighting was quite poor in the apartment. Easily hear those in other rooms. If you're at the end of the corridor next to the cleaning service room like I was, expect the entire floors rubbish to be left outside your door for hours on end. Sketchy characters out the front of the apartment lobby most nights. "Breakfast" was questionable (small bag of Kelloggs with some warm milk and a juice box..) Staff were probably the best thing about the place, understand there's some busy events around over that weekend and after but not sure where there other 1-1.5 stars came from to get this place 4. Would definitely spend a little more (or the same for the cost of this place) next trip and get somewhere genuinely 4 star.
