Surprisingly comfy!
Pros:

Room was quite comfortable, spacious and well equipped for the budget. Staff were very helpful.

Cons:

Breakfast offerings were inadequate. Not sure if there is an option for paying for a little more variety.

Friendly, helpful staff. Good shuttle bus service on departure. Nice breakfast. Great view of Mt Fuji from both our room and the top floor viewing area. Walking distance to lake.

Friendly staff, reasonable price. 15 minute walk from the station, but also offering 3x AM shuttle to the station if required.
Included Japanese or Western (sandwiches) breakfast.
Great view of Fuji from the rooftop.

Great location, 15 mins walking distance from the station. Spacious room with all amenities needed.

Cons:

A few members of the staff don't speak basic English, at times it's been tough to communicate. Breakfast consists of 2 choices only, preselected the day before: Japanese breakfast (few dishes with rice) or sandwich (tuna or egg) - which to me looked very poor (in the end we did not take breakfast to catch an early train at 7am, time at which breakfast starts to be served). There is a shuttle bus from/to station, ma it operates just few (and non-flexible) times a day.
