Pros:

The bath room was very nice and clean.

Cons:

As we booked into the pub we were asked to pay, when I said we have paid through Booking.com I was asked to show my bank account proving it, I wasn't happy with that, I showed my email confirming payment. Then we were told there was a live band playing tonight and it would be loud! The band played until very late, right under our room making it impossible to get to sleep. Also one bed had a big dip in the middle.

Pros:

The staff was friendly although not really helpful.

Cons:

We had explicitely asked for a twin room, which was confirmed in writing, but we were given a room with a double bed and one large duvet. We asked for another duvet, which was not provided.
There were used towels in the room. One bedside lamp was missing. Everything looked a bit worn.
Breakfast was at 8.30h but nobody was there to attend us at first. The food was okay.
Overall we were glad to only be there for one night. We wouldn't stay there again.

Good value
Pros:

The room was generally OK and had a large screen tv on the wall,the bathroom was excellent. Staff were friendly and breakfast was plentiful with a coffee machine provided for self use. Good value for money, would recommend.

Cons:

Sadly the room desk top, which supports the hospitality tray, was not really clean, the glass cover was quite sticky.

Awful - please avoid
Cons:

Dreadful place. Gave us a double bed after booking a twin. Member of staff initiated very unhelpful. Very loud music and noisy guests outside till after midnight.

Good friendly pub and accomadtion at a great price !
Pros:

The pub was lively and welcoming, with a reasonably priced food menu.
The rooms were clean and comfortable.

Cons:

Only a slight negative, the rooms maybe need a little spruce up in places but this didn’t detract from the comfort, cleanliness and excellent value for money !

Excellent value for money stay in Sidmouth
Pros:

Excellent location easy to leave your car at the Balfour arms car park and walk into the town centre about 20 mins or take a bus ,stops outside the premises. Breakfast was superb lots to choose from pastries,cereals and full English there is a traditional where you can have 2 of everything or an even bigger one 3 of everything wow and it's all cooked fresh to order and nicely executed to.
Room was spacious, clean and very comfortable beds the on suite was large good size shower plenty of hot water to boot. There was tea and coffee facilities plenty of Nescafe coffee and quality tea bags plenty of phone charging points with free wifi which had a good signal.
The room was in a pub so was expecting it to be noisier than it was but to be honest didn't really notice much so had a very nice 2 night stay. Would recommend to anyone who wants a value for money stay with excellent food in Sidmouth.

Cons:

Nothing everything was good.
