Loved staying here. Nice location in Austin, close to many amenities. Excellent value, the rooms were nice and spacious. Would stay here again. Simona's next door was really nice to have too for poolside cocktails and morning coffee. Also love that you get a big fridge with an HEB grocery store next door.
Having to pay $40/day for parking is my only complaint. The hotel rooms are reasonably priced, though, compared to similar hotels in the area. So you still end up spending less than you would at comparable hotels. I disagree with other reviews that the parking spots are hard to get into.

The facility was very nice and a good location for what we had planned.
The property charges for parking yet parking spots are not always available yet on that evening they had a wedding booked. In the middle of the night around 2am ppl were running and screaming in the hallway.
Great amenities - gym, pool, taco truck, bar/coffee shop! Very helpful staff. Great location - walkable to everything on South Congress but away from the crowds
You could hear the noise of the street at night a bit. Not horrible but present.

Intentionally stayed at Colton House as I watched it being built during my residency in Austin. The location in S. Austin, adjacent to the newest HEB grocery store is convenient, plus other nearby attractions (e.g. St. Edward's University, 3 Catholic churches, good cafes and restaurants, walking distance to popular S. Congress nightclubs and boutiques), make it a great central location without being Downtown. It's close to I-35 and Ben White 71, not far from the airport or any direction you're traveling. Like the boutique hotel feel and not being in a chicken coop with 100s of other hotel guests. Front Desk service is exceptional. My luggage was taken to my room and I received a "Welcome Bag" from the hotel. The room was spotless clean, well appointed with a full size refrigerator and freezer, stocked kitchen, coffee maker, microwave, large flat screen TV (DISH network, NFLX, YouTube). Bed was comfortable. Nice linens. Nice bathroom, with walk-in shower (no tub), private toilet, his-hers duo bath sinks. Nice leather couch and coffee table in the living area. Amenities around the hotel are lovely. Parlor near the front desk includes a conference room library, common salon with kids' section (including Hardy Boys and Nancy Drew books), Keurig coffee and snacks. Simona's is a terrific 2-story library / work area / coffee and cocktails (premium alcohol) attraction that is indoors and a patio with plenty of seating that flows to the pool at rear of property. Enjoyed a cold beverage poolside while there. Guests used the pool and looked pleased. There's an outdoor restroom for convenience. Simona's staff deliver to the pool. Artwork throughout the common areas of the property was well curated whether it's in hallways, the parlor, or at Simona's. Colton House Hotel is 3 floors from the Basement (Parking).
Parking. Did not have too much trouble with it as I drove a rental Nissan that fit in the spot. However the spots are narrow and if you have a large pickup or SUV, it's a tight squeeze beside an adjacent car. Noticed most cars were backed into the spots. Parking is not reserved by room number, first come, first served, and it's $40/day come and go as you wish (no valet). Entrance and Exit gates operate on a QR code sent to your phone upon registration. Friend traveling with me the second day got the last parking spot late and it was tricky parking his truck. No good alternative parking your car in the neighborhood unless the hotel has an arrangement with HEB. Only other thing I did not like was I had to leave after 2 nights and would have enjoyed another day or two.
We enjoyed our stay at Colton House. It is a very nice boutique hotel, great ambiance and amenities. The Hotel is close to SoCo which makes it a nice location to venture out for dinner in the evening.
Hotel parking is $40 a night.
Great room! Modern and clean with a nice bathroom.
The NOISE! We were there in a Friday evening before a dawn departure for the airport. We were in a third floor room down the hall from a third floor Lounge with music. The music wasn’t the problem. It was the successive crowds of people very LOUDLY waiting for the elevator after the music ended. This went on for a half hour. After that we couldn’t get back to sleep easily. Very disruptive. Rethink this activity location. Put it in your lobby. Or in the restaurant. Plus the security was very low. Keycard access to elevator was disabled the entire time we were there. Perhaps to allow public access to the third floor. Idk but the two elements marred what otherwise would have been a great stay on a really nice hotel
The common areas are beautifully furnished
The duvet was not warm enough and the pillows were very lumpy. Despite the room having a kitchenette there was no small portions of tea/ coffee or milk. For a stay of a night or two no one will go out to buy these Also no bottled water so nothing to drink!
The breakfast is nonexistent- a taco truck when it turns up is not my idea of a start to the day in a hotel such as this.
Staff at reception desk were not overtly friendly apart from the one gentleman who checked us in
