Superb
Pros:

I recently stayed at this property, and overall, it was a good experience. The apartment is older but very clean, which is important to me. The location is excellent, making it a great choice for travelers who prioritize convenience over luxury.

One of the biggest advantages was the washing machine and dryer, which made our stay much easier. The space was perfectly sized for a group of 8, offering plenty of room for everyone. Additionally, the communication with the host was smooth and efficient, which I really appreciated.

If you're looking for a modern, high-end stay, this might not be the best fit. But if location, cleanliness, and space are your main concerns, I would definitely recommend it!

Perfect Place to stay in Bangkok
Pros:

This Guesthouse was awesome. We really enjoyed our stay here. It was an authentic real Bangkok stay. The guesthouse had everything we needed. Beds were comfortable and the pillows were awesome. The place was clean and tidy. The location was fantastic too!

Washroom water too small, only one toilet can use. Third floor room very hot. Aircon not cool. Overall still can stay. Owner very kindness and helpful.

Overall, the place is decent enough but I definitely go for hotel next instead. host is great though
Pros:

the host is super friendly and extremely helpful. upon reaching, the exact location was not even know by local and required host to personally meet us at the street to bring us in. Host even brought us out and showed us around nearby streets and for dinner.

host is also very attentive as we had issue with water heater, which caused electricity trip few times. host had it fixed next day.

Cons:

the location is slightly within residential and shop lot area. it might not be as convenient as hotel but it is still bearable. however, you will be woken up by shops nearby as locals start working quite early especially workshop in front the guesthouse. rubbish can be seen thrown around and sometimes out of nowhere from upstairs.

luckily for us, the weather was good and no rain. it will be a big hassle if it rains as walking from ratchathewi bts and even main street is more than 300m. even if grab till nearest street, it is about 30m walk.

This guesthouse has 3 levels, G floor has one washroom and living hall, 1st floor has one detached washroom and 1 bedroom, 2nd floor has 2 rooms with no washroom. For my group, we chose this guesthouse because it offers a common place for us to hang around which hotel/hostel does not provide. and we would like to enjoy ourselves. we wanted the freedom and not want to be complained by other guests if we were to stay in hotel. downside, living hall only has a fan which a bit far from dining table so it is not comfortable for us especially during noon. even at night we still feel hot. it will be best if the host can install aircon at living hall. Also, since the guesthouse is located amidst other neighbors and shoplots, there were people walking pass the guesthouse and there was no curtain to block people from viewing inside the guesthouse which we find uncomfortable and lack security in this sense. the main entrance is a glass door with magnetic pin code lock only.

the staircase is narrow and slightly difficult to climb so we all shared the washroom at 1st floor. so if you have elderly, this guesthouse is not convenient. other than ground floor, other floors are with thin wooden flooring, so there are dents here and there and footsteps could definitely be heard even if we were walking normally.

The price is overall is slightly more expensive than a proper hotel with attached bathroom and daily cleaning service.

15 minutes walk to the shopping areas but it's located in a narrow dirty lane which is inaccessible by car

Cons:

Very old run down property, it's dirty & dusty, without kitchen or pantry. It has no facility. Dirty towel & uncomfy bed.
