First, I paid online. 2 rooms. She first tried to get me to stay in one without refunding the other. She (Gel is her name) charged me for two deposits even for one booking. Then there’s the cash you need even if you book online. I’ve never had that before where you pay online and they still require a cash deposit on site. And the NON-Refundable ”environmental fee” not mentioned online.
And after you go a quarter mile to get to the nearest ATM to get the cash after wading through prostitutes, beggars and junkies, you get to go to a room that is a close tie to the worst I ever stayed in back in 2003 in Mexico. Horrendous smell. It smells like one of those urinal mints. Dirty walls, dirty floors, nasty bathroom (see photos).
I think this room would be fairly priced at $12-15 per night. Not $64. I’d ask for a refund but I don’t want to go look for another hotel this late in the evening. Another review mentioned mosquitos. Yep. Been here 15 minutes and I’ve been bitten four times.
AC barely keeps up. I’m sweating and it’s as cold as it gets. I can’t believe hotels.com actually lets the owner list this dump. Oh, and security seems more about catching you breaking their rules so they can take your deposit than to actually protect you or your stuff. I think a jail cell might be a better option and probably cheaper too.
The online photos are fake. They do not reflect reality in any way.
TV broke because there were several electric outages so screen was broken. They want me to pay 34k pesos for the broken TV that I did not do aything.
The facility is badly maintained. I will not recommend this hotel..
This place was not the hotel I saw in the pictures. I realize that they are meant to put yhe hotel in a positive light but I thought I was staying in a very different hotel. I paid extra for the jacuzzi room but I was afraid to use it. There were calcium stains all through the jacuzzi which gave the appearance it was dirty. There were holes in the sides of it that should have been covered. I simply could not make myself use it. I checked in on a Wednesday and the hotel was 80% unoccupied. We were the only two people there for several days but the staff was completely indifferent to us. You would think with fewer guest at the hotel that the guest you do have would get more attention but that certainly was not the case. All but one of the staff completely ignored us and when I asked one young lady a question she was very passive aggressive in her response and pointed me to the office to get my question answered. Mind you, we were the only two people at the restaurant/pool area but she acted like I was interrupting her very busy day. I made my complaint known and someone quickly apologized but also made excuses for the young staff member saying it wasn't her job. ONCE AGAIN, we were the only two people there. She should have made an effort to earn a tip. The place is beautiful when lit up at night. The restaurant food was just bad though and the drinks were so watered down that they couldnt be called alcohol. I had a pina colada that had no rum and served with a LEMON SLICE!
Terrible!!! If there's anything lower than 1 star, I would have given that.
We only stayed for one night although we have a 3 nights reservation because of many issues we experienced right after we checked in. Water was leaking from the base of the toilet bowl after each flush and the water was accumulating on the bathroom floor. We requested to be moved to another room but the room that we were transferred to have just as much problems as the first one. We decided to stay for the night because it was already late at night to look for a new hotel. The room does not have the things that travelers does not usually bring with them i.e. iron, ironing board and hair dryer. The towels looks more gray than white. The establishment looks and feels old.
What bothered me the most is when I checked out in the morning and decided not to complete my 3 nights paid reservation, the staff didn't even bother asking why or tried to find out if there's a problem. They just hand me my deposit but did not offer a refund for the paid two days that I did not use their room.
I DO NOT RECOMMEND THIS HOTEL AT ALL.
If i could give a no stars rating i would. This place is disgusting and miss representing its self as waterfront and or with a view of waterfront. My in room seating was nothing more than weathered plastic patio furniture. .My in room toilet was leaking sewer water from its base and had a strong odor of slewer gas in my room. I could no longer stand the smell and was forced to check out and make other arrangements. Hotel would not make a refund. Dont waste your time with this dump.
Disappointing Stay – Not Worth the Price
I recently stayed at this resort, and unfortunately, it did not meet my expectations. The place looks old and poorly maintained. The room door was difficult to open and close, the sink in the comfort room was clogged, and the floor was dangerously slippery.
The Wi-Fi was so slow that I had to rely on my own internet. Another issue was the early check-in policy—when I asked if I could check in just one hour earlier, they wanted to charge me 1,000 pesos! I’ve stayed at multiple 4-5 star hotels and resorts, and I’ve never encountered such a charge for a simple early check-in request.
They also have a long list of extra charges posted in the room. Everything you request comes with a fee—even for something as simple as an extra pillow. I usually ask for an extra pillow when I stay at hotels, but I didn’t bother this time because I didn’t see the need to pay extra after already booking a room. Even the toiletries have additional charges, and if you want to use the water kettle, you have to pay 200 pesos—ridiculous.
The breakfast was also disappointing. The options were very limited: tuyo, fried bangus, fried chicken, and eggs. With two fish dishes already, they could have at least added some sausages, bacon, or other meats to cater to foreign guests. Not everyone eats tuyo and bangus for breakfast, so a more balanced menu would have been better.
At first, I didn’t believe the negative reviews I saw online, but now I understand. I’ve learned my lesson. This resort is not worth the price, and I wouldn’t recommend it.
The room they call a suite was disgraceful.Air conditioning pre war so old and noisy.Bed rock hard,the room was on the car park near the exit to the car park therefore very noisy.Curtains clearly need replacement hanging of the rail.
I mentioned to reception that the room was the worst I have stayed in travelling around Asia.They just smiled and agreed.
Subic Waterfront has the best pool in the area and the dining is also very good. Unfortunately, the room was sparse, bare concrete walls, nothing but a plastic table and chair for furniture and the smallest wardrobe/closet I've seen in any comparable hotel in the PI. The TV has YouTube and Netflix only. Also, there is a hidden daily 100 peso environmental maintenance fee which when I inquired was told it is for "maintaining the environment" (a tautology). No safe in the room!
It’s cheap and convenient to get around
Shower & commode not working, the whole bathroom is dirty, air condition not working, the whole area can not pass usa standard for cleanliness, place is unsafe for anyone to enter & steal our new Toyota Fortuner. Breakfast not worth eating. This place is also misleading because I thought I was inside the SBMA because it is saying Subic Waterfront View Hotel & Resort. I rather stay inside SBMA where there is 24 hr security at the gates & more accessible to Olongapo night life using the Main Gate where there is security. Next time ai have to make sure I am inside SBMA grounds.
Wild dogs, very dirty, broken aircon, expensive food and not cooked to safe standard, garbage dump behind the room, smell bad, no waterfront view, no reception staff at night. Additional 500 peso fee required to checkin. We ended up leaving the hotel even though we had payed as it was just horrible.
Be careful of extra fees and charges and military style exit procedures.

This is the worst hotel/resort you could ever see in the philippines. Stay away!
The room was a very big, food was delicious. It was nice being able to order room service. The pool was so nice and loved how everything was lit up at night.
It was a little dated, but the king size bed was like sleeping in a rock it took my back out after two days the last night we rented another room 2 twin beds the mattress was much nicer. The breakfast is good, pool is large and has long and late hours. But in weekends the do karaoke till late and it's loud. Overall a good choice for a decent price
Worst experience I had. The management was very rude. The rooms were stinking. When I requested to change the dirty towels they had given with clean towels, I was asked to pay 100 Peso per towel. When I requested fromnt office that I want to speak to manager, I was informed he is busy and has no time to meet me
The Good
1. It was rather quiet. No disturbances encountered during our stay.
2. Staff - Warm and welcoming. We felt well taken care of.
3. Accidentally booked the biggest room. Good thing it was spacious as it can accommodate 4 adults.
4. Located along a busy main road and very accessible.
The Bad
1. Not as clean as what we would have wanted. Pool water was not that clean. There were massive ants in the area as well.
2. The resort is showing its age.
3. Was expecting some form of beach view but didn't see any... The name is quite misleading.
4. The photos and promotional materials are quite misleading as well.
Neither Good Nor Bad
1. Breakfast sold separately can be quite pricey; better opt for room packages that includes breakfast. Rather basic breakfast but definitely gets the job done. Otherwise, can just grab breakfast outside the resort.
The Verdict

No waterfront or beach access, also no mini fridge in the room as stated. Beds are hard
One of the worst stays I have ever experienced in a supposed resort. Firstly paid over ₱7000 for a room to fit 3 adults and a kid. The room was very tired, not very clean, tv did not work properly and very basic in amenities. Not worth with the price!
The overall resort
is very tired. It needs a major refurbishment. Paint is peeling, large cracks in the building, garden returning to jungle etc!
Staff are not at all friendly or flexible. Arrrived with our family at 12pm after a long drive. Requested an early check in. Advised they are just cleaning the room now. I said that is great can you advise how long until will be ready. The reply you can not access it until 2pm at the earliest. Wow. Thanks.
The free breakfast is average basic Filipino style breakfast food. It is a buffet format only 7am to 9am. Very limited hours for a supposed resort. Also requested if we could just take. plate to our room (literally a minute from where the food is served) to be told no not possible.
The location is average. On a busy highway. Not sure where they get Waterfront for the name of the hotel as the only water close by is the run down pool with a run down bar.
The bar has chairs that look like they have been recycled from a trash site. The bar staff did not know how to make basic cocktails and constantly referred to a 'menu' with the expected result being average overpriced drinks.
The final and worst part of this once in a life experience was the check out process.
We went to check out around 11.15am well before the noon requirement. After handing in the keys and and the deposit slip for the ₱1000 to be returned in full (we did not consume anything in the room) I just stood there for about 10 mins. I asked why the delay. Advised housekeeping was checking the room. Ok so I sat down. After another 20 mins chased them. Finally advised they would be keeping my deposit because of supposed stain on pillow case and sheet. We were invited to inspect the linen. First, the pillow case was like this whern we arrived! Second, the small dirt marks on the sheet were not stains at all and clearly would be cleaned in a standard wash.!
After my wife argued the ridiculous of the accusation and the ridiculous of not getting a tiny bit of dirt out in a standard wash we were finally given our deposit in full.
This I expect was a scam attempt to falsely pocket our deposit.
The whole check out experience took over 45 mins and was embarrassing in that the false accusations were directed at us in front of other customers.
If there is one resort/hotel to avoid this is it! If you are crazy enough to stay there now you now only have your self to blame!
