The hotel is located in a dodgy part of Forshore.
from the moment we arrived, we didn't feel very safe in that area. We had to park at the back of the hotel in some public parking, walk through a passage with our luggage. There were characters aimlessly lottering around the hotel making us feel very unsafe.
The lady at reception was friendly and welcoming, but the actual hotel was such a disappointment. The lady allowed us to go and view the rooms prior to us checking-in. We went to view 2 of the rooms and we left feeling very let down. The rooms looked ok, but the smell of smoke was lingering from the passage and in the rooms. The place rooms felt and looked like they needed deep cleaning beyond a standard mop and dust routine.
The view from the one "superior room" was that of an adjacent building and the loitering characters on the pavement outside.
We decided not to stay at the hotel and had to take our team of 8 and hunt for alternative hotel at the last minute, not a cheap task by the way. We were not prepared to risk the safety of the team though, so we had to the necessary.
yes, we are aware of the cancellation policy's that most accommodations, apply however does this mean that guests are now bound to stay in a place they don't feel safe in or don't like and loose the entire booking fee because of a cancellation policy? We only rely on the pictures and the description of the property as presented by the establishment, and we as we know pictures can be deceiving as was the case in this instance.
The hotel has declined our request for a partial request for a refund and it is regrettable that guests are not protected against such situations just because establishments can get away with it.
The location
There is no parking in the hotel, guests must park behind the hotel in some dodgy public parking at a cost of R140 per day.
The cleanliness of the hotel definitely needs an upgrade

A bunch of mosquitoes in the bathroom. Shower head doesn’t even work.
The space was so good, bed was comfy. I love the layout of the room and the facilities there in. Breakfast was nice too. The breakfast staff were really good. Thank you.
Communication with staff at check-in was a little snobbish, unwelcoming and unprofessional, and slow responses by text messaging were off-putting. For example, I asked about a late checkout but received a response two days after leaving the property.
Not having a 24 receptionist. Lack of urgency to complains and matters. No wardrobe in the apartments
The room was extremely beautiful I loved the steps up to the balcony and the bathroom
