Ten stars for service, amenities, location, and vibe.
Pros:

Stylish, private, comfortable, lush, and relatively quiet. Nicholas was so friendly and accommodating. He even recommended a walking path for my morning birding where I saw three new species. Check in and out were painless and communication was quick and clear. Parking was easy and secure. The hotel itself being back from the street with no obvious signage allowed a restful and private feeling the whole time.

The beach club across the road was also very comfortable and friendly, with reasonable prices, no minimum spend, yummy breakfast, and a fantastic happy hour. Other restaurants and cafes within a stones throw were totally satisfactory.

The room itself had everything we needed, was clean and well stocked, the soaps and shampoos smelled AMAZING. the pools were perfect and we were visited by a coati and a gray-collared becard (another new bird for me!).

One night the nearby hotel had some partying going on late, but if you’re traveling without earplugs I feel like that’s on you lol.

Overall I was extremely pleased with sunset tulum and I will certainly return if I am ever in tulum again. The luxury for value can not be beat.

Cons:

Some maintenance work done in nearby rooms during the day, but it didn’t last very long or start very early, and we were mostly out and about during the day. Also hard to be mad at them for improving the rooms lol.

There was a short power outage, but again, during the day when we weren’t using any power and it was back on by the time we returned from the day’s outing.

Pros:

La struttura è piccola e riservata, le stanze erano confortevoli e la posizione era ottima per raggiungere i lidi o locali notturni. Lo staff è stato super disponibile e ha risposto ad ogni nostra esigenza.

Pros:

Good position and access to the beach, since you can use one of the beach clubs at no cost. Staff was very responsive and helpful. For two nights we had music playing loudly (a party in a villa nearby) and they were very responsive in handling the situation.

Cons:

No breakfast included, our room wasn’t as good as those shown on pictures. It felt a bit old, with rust stains on the floor. Grey bedsheets are also a terrible choice!

Cons:

Mancava acqua calda per la doccia, sia la sera che la mattina. La porta del bagno non si poteva chiudere, rimaneva aperta, odore di fogna che arrivava dagli scarichi di lavandino e doccia. Pareti sottilissime tra una camera e l'altra, era come non averle.

Great location and fair price for what you get. Rooms were nice and quite, common spaces available were great.

Cons:

Everything was great except that the property is monitored by cameras and it would appear that there is someone watching and listening. We were engaged on What-app following a private conversation that I had with my partner in a common area while she was sunbathing. later we received a message indicating that staff were taking care of an issue that I had identified in our conversation. I think it was well intentioned but did indicate that someone is watching, listening and engaging on private conversations. This was a violation of my privacy which I value higher than a lot of things. Read through comments, I am not the first to identify this similar issue. Great place to stay just have to watch what you say and where you say it. Have Fun!

Pleasant. Privacy in regards to monitoring by cameras was of concern.
Pros:

Location was great rooms were comfortable and bed was great. Location was excellent and hotel facilitated beach access. Easy to come and go and Wifi worked great.

Cons:

My wife and I were having a personal conversation on the upper floor after I arrived while she was sunbathing. There were a few comments made on some safety items regarding construction as this is my career. What was extremely disturbing is shortly after the owner contacted me on Whats-app to address specific items noted during our private conversation. I find this to be a huge violation of privacy and inappropriate. I had previously read comments on the property that indicated similar and did not think much of it at the time. The safety items were somewhat negligible and were not affecting my stay and fairly general to all surrounding properties. Listening/Spying and directly engaging us on topics felt extremely instrusive and made both of us uncomfortable at the property and too uncomfortable to engage on any topics further. The rest of the stay and facilities were perfect for our trip and reasonably priced compared to similar options. Just be wary that you will be watched/listened to while in common areas of the properties. (hopefully not the rooms too!).

Pros:

Gentillesse du personnel qui nous a permis de rester garer la dernière journée dans le parking privé, la résidence est surveillée par un garde la nuit, les coatis un peu partout au petit matin, la vue sur le rooftop. L hôtel est bien situé pour ceux qui aiment ce genre d endroit

Cons:

Piscines ne semblent pas très propres et celle sur le rooftop est très très petite... la zone hôtelière de Tulum n est pas du tout notre style mais l hôtel n y est strictement pour rien...
