O alojamento estava perto do metro, tinha produtos de banho no wc e tinha o essencial para uma estadia de 2 noites.
A cama não era má de todo, mas uma das almofadas da cama principal era péssima, deviam investir em almofadas confortáveis. Quando chegámos ao alojamento a casa de banho não tinha papel hegienico, deduzo por esquecimento de reposição, mas o anfitrião na manhã seguinte nos facultou, inclusive o ferro de engomar que solicitei, atendendo estar em trabalho.
Para quem tem mobilidade mais reduzida não é de todo um alojamento recomendável pela questão de estar localizado num quarto piso com bastante escadas.

Vicino la metro Arroios che collega con il centro, con il treno per Sintra. Sotto casa negozi ristoranti supermercato farmacie.
It was clean and neat, we liked the complementary wine and water. The view of the street was beautiful.
Although the view was beautiful it was quite noisy, making it hard to sleep at night, but we knew that beforehand.

De badkamer was uitstekend, we kregen 6 grote en 3 kleinere handdoeken. Er was ook shampoo en conditioner en handzeep aanwezig.

L appartamento è all ultimo piano del palazzo ed è molto caldo. Il piccolo condizionatore presente non riesce a rinfrescare l ambiente nelle giornate molto calde. Non c è il lavandino nell angolo cucina e le stoviglie vanno lavate in bagno.
the apartment was nice and clean. The host was nice and left FOC wine and snacks. The apartment had a big bathroom with bath tub, but we did not use it.
the street was a bit of noisy in the mornings and you should be quiet as it is the residential buildingm but it was even better for us.
First and last, the apartment is on the 5th floor with a staircase width of one meter. Measure yourself whether you can get through, not to mention carrying suitcases. The apartment is ok, but it is not for elderly people, people with disabilities and families with children. And no air conditioning.
We knew the apartment was on the 4th floor with no lift (In reality, it was 88 steps from entering the foyer, to the apartment), so no surprise there. But anyone coming with more than just light luggage will need stamina to tackle the stairwell.
Any visitors need to be aware before booking, that most of the apartments in the block are occupied by non-holidaymakers. (I hesitate to use the word "residents", as I simply do not know.) It was also clear that innocent clients of the Arroios de Paixao apartment might be getting the blame for the behaviour of other people in the block. (The notes 'written in English' BEFORE WE ARRIVED, left on the bannister as one starts the final climb from the 3rd floor to the 4th, cannot solely have been because an occasional client drags something across the wooden floor.)
It is a nice-enough apartment - reminded me of my student days in Orléans - but there are some "anomalies" between what the listing shows, and what was provided - see my further comments below.
Communications from the owner "on the afternoon of arrival" were good, and he gave a nice list of things to see and places to eat. (It would have been nice to have had confirmation of the two messages I sent via Booking.com during the three weeks beforehand, but hey, that's how things are sometimes.)
Photo 9 of 22 on the listing shows a light and airy wooden balustrade staircase with an air-conditioning unit. In reality, the stairwell is merely adequately illuminated, with a wrought iron bannister all the way up. (Nothing wrong with wrought iron, but there is something wrong with misleading images.)
Our host knew there would be just two of us coming, but despite that, a single guest bed was additionally provided in the room. As a result, the room was far more cramped than it should have been.
Despite the listing,
(1) there was no mini-bar. Its actually a medium-sized, under the counter fridge with Icebox. Again, I have no major quibble with that, but it's just a fridge:
(2) there were no ironing facilities:
(3) there was no fan:
(4) the listing shows both balcony and terrace - erm, no. At best, the balcony is what nowadays might be called a "Juliette balcony" of some 18" depth.
There is no terrace.
(5) The "wardrobe or closet" is actually the "clothes rack" - the sort of temporary rack you might have in a property while waiting for proper furniture to arrive. Yes, it is adequate, but don't expect a wardrobe or closet as well.
(6) Slippers were NOT provided. (Maybe these would have gone some way to assuaging the people on the third floor?)
(7) The First Aid box contents were non-existent. I don't know if it is a requirement of Portuguese law that Alojamentos Locales must provide these, but this was bad.
Why list these facilities if you do not provide them?
The location was ok.
I did like when I tried to access the property, I did get the right information I had to wait a long time to connect the person and to get the Wi-Fi I had to called the person again I didn’t like.
The property was clean , there was no kitchen I thought it would be one because it’s says kitchen, the bathroom is good size and clean updated.
Near to the buses and metro, two minutes walk to supermarket (Continente and Pingo Doce) easy to find any restaurant or coffee shops.
I didn’t like the downstairs main door I think it needs new Door , there was no bell door where I stayed with my kids, 88 steps was to much for us to climb no lift, I would think twice before leaving the room , because it’s on main road it’s too noisy with traffic, less sleeping.
The location is very good
When you stay 7 nights would be nice to have the towels changed after 3-4 days.
The property was excellent! It had all the amenities we needed for a few days’ stay, including an espresso machine and a bottle of wine, which was a nice touch.
The part we didn't like much was the 89 step up to 4th floor, it's too noisy with the windows open, but it's understandable because it's a busy avenue
The apartment itself is fairly small, awesome for a pair but with three people it is a little full. But it does fit and for a very good price. Bathroom is big and has all the basic necessities, the bedroom has a fridge, plates, glasses, mugs, coffee machine and toaster and so on. The location is great, only few metres from metro station Arroios and directly before the building is a bus stop. It takes about 8 minutes in total to get to the heart of the city. It is on a very busy street that produces loud noises well into the night, so we had to keep iut windows closed - during that time, the apartment get a little hot - due to its location on the fourth floor under roof (I pressume) but in October it isnt anything unbearable.
The noises from the street in night, but that is on the location we chose, not the apartment. Also, the fourth floor on which the apartment is located, we didnt have any trouble, but any elderly or handicaped person could.
Good location as easy to get on the metro from there but felt a bit unsafe in the area at night.

Before arriving, I wasn’t told which floor my room was on. This made me panick unnecessarily.
I was not greeted by anyone when arriving. No reception. No one escorted me to my room.
I could not unlock the door when returning home, felt unsafe and the owners were not answering their phone, they did not apologise for my experience and were not acting very urgently the next day either.
It is one of the best apartments we could find in Lisbon. The main room was large, spacious, quiet, clean, and had a wooden floor. The toilet was spacious, with a bathtub, and there was always hot water. The great advantage is that the area has everything: metro, buses, supermarkets, grocery, Arroios market, cafes, restaurants, bars, and many other shops.
The only slight flaw for us is that it is located on the 4th floor, and there is no elevator
