I stayed in the executive suite - the space was big and comfortable and clean. The location is excellent - very central but in a quieter and more leafy part of Bangkok. The suite had a lovely energy.
There is no lift and the executive suite is on 3rd floor, so with suitcases it can be challenging. There is no reception and no one to help you with your luggage. There was no coffee machine, despite being advertised as having a coffee machine. Wifi works sporadically. TV was not working. There are some issues that need to be addressed, which makes the value for money questionable. However, it is a lovely space and I enjoyed my time there.

⚠️ Important Communication Issues – Please Read Before Booking
We arrived at the property around 9:00 pm and were unable to reach any of the property owners at all. We assumed the guest portal would provide check-in instructions, but no access information was shown.
Unfortunately, the nearby 7-Eleven had sold out of SIM cards, so we could only rely on international roaming to try contacting the property via WhatsApp and Booking.com. We spent almost two hours attempting to get in, with no response.
Eventually, Booking.com customer service issued us a refund, and we had to walk to a nearby property and book an emergency check-in close to 11:00 pm. The owner of that property told us we were the second group of guests experiencing the same issue.
The next day, after purchasing a SIM card, we managed to call the listed number. The lady did not apologise for the inconvenience and simply provided the door codes over the phone. As we didn’t want to waste the first day of our trip rearranging accommodation, we agreed to check in on the second day.
Warning to future guests:
Please make sure you receive all check-in information before arrival, and be prepared to have a Thai phone number, as communication is extremely difficult otherwise. You can also find similar experiences mentioned in Google reviews.

Хозяин часто не отвечал на сообщения и не прислал подробные инструкции по тому, как можно найти апартаменты (обычно хозяева присылают подробные инструкции с фото или даже видео за несколько часов до заселения). Код на входном замке небезопасный (слишком простой). В номере было душно, так как в апартаментах открываются только два маленьких окна.
It was clean and quiet and located in a really convenient neighbourhood
Check in was confusing. The signs are small so it’s not obvious where the hotel is, and when you arrive there is no reception. We had to phone the number I had on booking.com to speak to the proprietor and he asked me which room I was in, which I didn’t know because I wasn’t informed. So I think there was a communication breakdown which, ultimately was easily resolved.
I only wrote this to help others who book into this hotel. Overall it was a great stay. Thank you B House
The bedroom was clean, and the bed and pillows were very comfortable with just the right firmness.
The service from the host completely ruined the experience, which is why I rated this place 1 star, despite everything else being fairly okay. The single star was given solely for the cleanliness and the nice layout of the property.
The host did not send us the PIN code for the main door either before or on the day of check-in. When we arrived, we were stuck outside the house for a good 30-45 minutes. We tried calling the number listed on Booking.com, only to be redirected to their Facebook page to find another contact number. We called, but no one answered. After reading reviews, we discovered that guests were supposed to contact them via Instagram instead. About 10 minutes after messaging them on Instagram, a lady finally came to open the door and provided us with the passcode. We were honestly very close to booking another hotel.
The door itself also felt unsafe, as it opened by itself twice during our stay. We had to figure out on our own how to stop the digital lock from beeping and ensure the door was properly locked. When we asked for the Wi-Fi password, they took a very long time to respond. We also reported that the hairdryer was spoiled, but never received any reply at all.
Overall, the service was terrible and made this place a complete waste, despite its potential.

The design of 4 beds in 2 levels with concrete base is very dangerous for those sleeping on the lower level, my friend hit her head once, very hard, resulting in a big bump in her forehead. I also hit mine but not as serious. Some safety protection or cushioning should be installed or adhered to the concrete base.

Amenities were not as described, condition of the property was not as presented in the pics. Signs of black mold in shower, cracks in walls, silver duct tape over holes or something in the wood floor, 4 flights of stairs that weren’t as bad as it sounds just unexpected, and finally ac dumping water into the room and could not get anyone to respond. After requesting a cancellation told verbally on the phone (attendant called and got the owner to answer) was told I would be receiving a refund for 4 days we were unable to use the property due to ac not working. Nothing but runaround after, they don’t respond to customers or from booking.com resulting in me receiving not compensation at all. They should not be allowed on this platform. Had to pay for another hotel as this was unusable.
Location is good. Bathroom was fantastic I basically booked for this. Shower works very well and so does the tub which is rare in Thailand, usually the water isnt hot enough but it was here.
The ac was terrible, barely worked. The room was worn down and felt old. Had a old musky smell. Potentially mold.
