Everything was perfect! But they should inform customers there is no parking opiton infront of hotel. It is too close to hotel but not hotel parking area for this reason I try to find a way to go to Hotel with a car. Parking area just 1 min walk. Other things are perfect! I will definetly go that place again.
Cute property, nice staff. Good for families or older couple’s looking for a safe and quiet area of Tulum. Not close to the beach or downtown (old town) where the shopping, restaurants and bars are at. But I rented a e-bike and made an adventure out of it.
I never got checked in. The process involved a WhatsApp message of which I was not aware. It required a check in 24 hours prior to arrival. I’ve never heard of this. Thus after finding the hotel, I wasn’t checked in for it. Very difficult to check in.
The hotel was very difficult to find as well. Once I found it, there was no one at the desk.
After weighing our options, we left and went home.
Frustrating, to say the least.
Great place! Had an amazing 7 nights. Staff were super friendly and really great bang for your buck.
The hotel is located in a quiet area, not far from both the city centre and the beaches. Front desk stuff was very accommodating, yummy breakfast and lunch options, but housekeeping didn’t do their job. Our bedsheets were never changed throughout our 7 day stay nor was the bathroom ever cleaned as well. Hotel also offers bicycle rental for $300 pesos/day. And they also charge “tips” at the end of your stay which is not included in your Expedia booking so be aware because we had to pay $350 pesos extra at check out.
It was a nice property overall however it was difficult to find. They definitely need to trim the tree/bush in the front. It blocks the sign and hard to tell it’s a hotel.

I like staying at Koos in Aldea Zama. It is a very nicely designed property with lots of potential. There were a few things that could be improved, but overall my stay was great. The place is not the easiest to find as there isn't any sign on the street or in front of the property. I would work on the restaurant's menu too. The internet is fast and reliable, and I loved the rooftop and lounge/yoga on the 3rd floor. The area is new and in progress, but many nice coffee shops and restaurants around. You definitely will need bikes or moto to go around Tulum and this property has them. You can rent them at the reception, where you will find lovely Julieta. I would definitely stay here again and I recommend this place.
I really liked this place. Very quiet. The area is very new, a lot of construction everywhere. There are nearby restaurants, cafes and affordable. I was able to rent a bike off of the hotel the first day but they ran out the next few days so I rented one from around the corner. The one downer was the shower water tends to overflow and ends up all over the bathroom; one day it spread all the way to the beds and out the door. I showered with very low pressure the next few days to prevent it. Water was always hot. You can bike to the ruins, hotel zone or centro within 20 minutes and roads are paved well. Really nice staff who speak English and spanish. I felt like I had the rooftop to myself because there were not a lot of people using it.
First hotel in Mexico that I stayed at that has not scammed me or tried to scam me. If you prepay they do NOT ask you for a credit card.
The pool on the rooftop was nice. The common area on our floor was cosy. Had a bar area but was not in service when we checked in. Our toilet had no water to it so we had to fill the bowl from the bathroom sink every time we needed to flush. There were no face cloths or small hand towels. Not very insulated for quietness, heard every noise outside our room whether it was people talking or birds chirping etc
I love this property and the surroundings. It was an amazing experience. My daughter selected this particular hotel because she wanted an quiet and vintage looking hotel. The pictures is exactly what you are getting. Clean, lovely staff, surrounded by many restaurants and other stores and things you might need. They were a bit understaff because of Covid so there was no food service after 4pm but they do have access and walking distance restaurants plus delivery services. I will definitely recommend if you are seeking a beautiful, classy, quiet place to have tons of fun throughout the day and come and relax in a clean and calming atmosphere.
Ko’os has definitely become one of my favorites stay in Tulum.
The hotel itself was ok however the location was terrible. If we weren’t driving we would not have been able to get anywhere easily and even with the driving the hotel is in an area that’s so hard to navigate to. On the first night temperature dropped where it was cold. We requested blankets and they didn’t have any. We had to wait the following day to get some.unfortunately i didn’t get their names but the 2 men who were at the desk were pleasant and helpful but the woman Juliet or Julianna was not accommodating at all. The first room that was given to us had a strong chemical smell so the man at the front desk moved us to another room.the next day Juliet or Julianna(not sure of name) was more concerned about charging us additional as if it didn’t matter to her that the assigned room had a toxic smell. I’m addition the man at the front desk offered us free drinks on the first night due to the inconvenience but on the day of checkout she tried billing us as if we were lying. This wasn’t my first trip to Tulum so I can say from experience better locations and also friendlier personalities.would not stay here again or recommend

Muy acogedor, tranquilo y con linda decoración. El área de la localidad es muy bonita también. Lo único que deben mejorar es la claridad que entra a los cuartos en la noche, en lo demás excelente.

Location of hotel is hard to find for taxi drivers, other than that everything was perfect. 5 minutes away from tulum strip/beach.,
