Excellent - we would gladly stay here again
Pros:

Location is easy to reach from the Hauptbahnhof (on foot with luggage) or easier still from Theresienwiese U-bahn (which pops you up right next to a magnificent church. The building is new with modern facilities, easy access and check in.
We were in a terrace suite which was very spacious, with dining area, and well equipped for self-catering and the terrace (even through freezing cold) provided an excellent view of the city.
Breakfast was really good with lots of options, constantly replenished. We didn't make use of the in-house bar but it could be festive and the same for the outside courtyard area which would be good in summer.
Shops and restaurants are close by and the Altdstadt is a few stops on the underground. (note when Munich says it closes for Christmas, they really mean nothing is open!)
The laundry in house is convenient if you have time, but the machines only have long cycles and were mostly occupied. Rather head up the road to the laundromat - open late and plenty of machines.

Cons:

Minor items only: the heating is central and was too warm in one of the rooms - we opened the terrace door to cool off periodically. Snacks were pricey, head for the shop rather.

A well designed and comfortable studio apartment in a convenient location
Pros:

A well designed and equipped studio apartment. The bed was comfy and shower was excellent. It was quiet and the seating area was nice. There was an underground station, (with lift if you had luggage) a few minutes walk away so easy access to the city centre and central station, and some nice local restaurants also very close by. We didn’t cook while there but the kitchen was equipped so that it would have been possible to prepare a simple meal. The balcony and garden would be nice in better weather.
