Horrible experience. We booked this and paid online in-advance but when arrived there they said they don’t have a room for us. And they said they have arranged a room for us in a different hotel and sent us there. That other hotel was basically a shady guest house. But they also didn’t have a room when we got there and the owner asked us to get into his car and he has a “room” for us somewhere else which he is offering as a favor. Naturally we said no thank you and the guy became rude to us. So we came back to manor house. Then they arranged another hotel for us where we stayed for one night (because we didn’t really have any other option at that time of the night). And that hotel turned out to be pretty bad as well. They had termites and insects in the room and the dining area. Bedsheets has cigarette burns. Horrible experience overall.

Untrustworthy and blackmailing staff
Pros:

On my last day there I left my bags with the staff, who assured me they would keep them safe and secure until I returned.

On my return, one of my bags was missing. Staff had left my bags in the open reception area rather than locking them away securely as promised.

I attempted to find out what had happened, why they hadn’t stored them securely, but suddenly, all the English speaking staff could no longer speak English.

When I asked them to call the police, they continued to ignore me. After almost 2 hours of being ignored I gave up and made my way to the police station to report the theft.

Amazingly, within a few minutes of me arriving at the police station, the staff located my missing bag.

I was promised a full refund because of the stress and negative experience but I was held to random and blackmailed for my refund. They would only give a refund if I removed the negative review.

The hotel manager is a bully and a liar. The staff who were initially friendly, suddenly lost the ability to speak English for 2 hours.

You can make your own mind up about this place but I would surely never stay there again as I feel they are completely untrustworthy and attempted to cover up my lost bag in the hope I’d just go away.

I have screenshots of the managers messages, him deleting the messages after I said I’d show the booking agency. The taxi driver who collected me would also be a witness as would the police when I went to report it.

Very good time
Pros:

We really enjoyed our stay at the Manor House ! It's a beautiful place, very clean, very quiet, where it's good to relax !
The staff is adorable, very welcoming and caring.
There is no dinner offered in the evening, but it is possible to order at a nearby restaurant and have it delivered !
We recommend because we had a great time.
In addition, for the same quality, we paid almost two times less than in other hotels.

Stone town proximity 20 mins taxi
Pros:

We booked this last minute to be closer to stone town and airport as had early hours flight we booked two nights although leaving early hours ofvsecond but wanted to keep room to sleep in prior to airport. Good value for money. The drive up to
Manor is impressive like old colony building white washed met by staff who took luggage. Easy book in and shown to room only one flight of stairs so no lift. Upstairs communal lounge area overlooking extensive gardens and views of sea. Our room was ample big enough shutters on windows so could open but had a net window to stop insects air conditioning netting over bed had english plug sockets. Bottle of water comfy clean bed. Bathroom adequate although could do with renovation but clean no shower curtain so water went everywhere but lots of lovely hot water. Quiet location.
Breakfast on veranda breakfast menu but good choice. We did have dinner one night set menu but if didnt like menu would offer alternative would definately recommend and would return

, which left me extremely dissatisfied and ultimately led to me canceling my stay.

Before my arrival, I emailed  
Boniface E Jacob | OTA Manager
requesting an airport transfer. I attached my booking information from hotel.com, assuming it would be sufficient. However,

responded, insisting on a "booking number." Hotel.com only provides an itinerary number, which should serve the same purpose. Despite my explanations and the booking receipt I sent,

continued to demand a booking number.

As our email exchange progressed,

tone became increasingly rude and unprofessional. His inflexibility and poor communication were frustrating. I eventually told him that I would find my own way to the hotel and that I planned to leave a review about my experience on hotel.com, Google, and other platforms.

It was only after mentioning the review that

changed his tune and offered some upgrades. However, these upgrades felt like a token gesture and came too late to repair the damage done. Given the ongoing disrespect and inconvenience, I declined the upgrades.

Ultimately, I decided not to stay at the hotel and lost my money. Despite the financial loss, I believe avoiding further drama and potential issues during my stay was worth it. The initial interaction with

was a clear indicator of the type of service I might expect from the hotel.

My experience with this hotel's management, particularly with

Fantastic hotel near the airport with outstanding service
Pros:

- Amazing building and gardens overlooking the sea (west coast), you can’t believe you’re staying somewhere so beautiful for that price. Unbelievable sunsets!
- Staff are so friendly - particularly Richard (front of house), Catherine the chef, and Joel the Masai guard
- Service is brilliant - they will take in your bags for you and do all they can to help you
- We stayed one night after a late flight from the mainland as it was close to the airport - great location and meant we didn’t need to drive into Stone Town which is not fun to drive in
- Free and secure parking
- WiFi
- Incredible breakfast which is included (!)
- So cheap for the level of service you get

- We liked it so much that we decided to come here for dinner on our last day in Zanzibar which was delicious
- The car we had rented broke down outside the gates, blocking the driveway. About six staff members all came to help us push the car up the hill and out of the way, which was so kind. The manager also called our car rental company for us to ask them to come and fix our car. While we waited, they gave us a welcome juice drink and took in our bags. They are amazing.

Only cons are that the bathrooms are a bit tired and could do with updating - though for the price you wouldn’t expect much better! There’s also no air con but I didn’t get too hot.

One of the nicest stays you´ll have on Zanzibar
Pros:

Very nice Hotel. We were greeted by the friendly and helpful manager and brought to our room. The room was very clean ( the cleanest room we encountered on Zanzibar), the bed very comfortable. The only thing that could´ve been better is the bathroom, as the shower cubicle has seen better days.
Otherwise our stay was perfect. The breakfast was amazing!

The most awesome sunsets!
Pros:

We spent 5 glorious nights here. The hotel and gardens are beautiful, it’s an oasis of peace and tranquillity.
The staff are incredibly happy and professional and we will definitely return.
Everywhere was clean and had everything we needed.

No frills Charm and Luxury feel for good value
Pros:

Over the course of our 18 day Zanzibar holiday we slept in 8 different hotels and among them the Manor House was our favourite place. We stayed there 3 different times in 3 different rooms. It has the basics right; the bed is large and comfy, the showers are hot. It is conveniently located not too far from the airport in a quiet neighbourhood with a very nice seaview. The sumptuous breakfast is amazing and it includes really good strong coffee (not the instant powder-one like most other hotels). The other factors that make up a good hotel experience were top notch: especially the personnel working there are such adorable people who will go through all kinds of trouble in an effort to make you feel welcome and satisfied. They stored our luggage there when we went on a short safari trip, borrowed us beach towels and one time we made a mistake when booking for the wrong date which could have meant losing our money but this was solved at no extra costs by the manager after a phone call. They can arrange a taxi or tuktuk to go wherever you want. We managed to find out that bus 509 (or dalla dalla as busses are called in Zanzibar) that passes the nearby corner of metracta road and mbwesi road will take you straight into stone town (terminus at the mtora road hospital, lots of correspondences at michenzani). The 1st floor sea view rooms (best ones) have the advantage of a wide balcony with comfy chairs where you can relax after a long day. They also serve a good lunch and dinner in the garden looking out over palm trees and the sea. The beach is within about 5 minutes walking distance as well as the fisher's market which is quite an experience! Overall the manor house has an air of no frills elegance and charm at a very good price to quality ratio. There are some minor details that could be improved; some rooms could benefit from adding a set of comfy chairs to relax in and a bit more wardrobe space and an extra bedside table is welcome. Some showers need a bit of technical attention/upgrading as well. The chairs outside are quirky and charming but also quite uncomfortable to sit on during a long breakfast or dinner. Like I said, minor points of improvement that nevertheless don't interfere with a great overall score.

Lovely Getaway. Needs A Pool
Pros:

What a lovely quiet hotel with great food.
Be aware they do not serve alcohol. Coffee and flavouredtea are available as well as soft drinks.
Fresh fruit every day for breakfast along with the local visheti, mandazi, eggs, beef sausage, and oyster mushrooms which can be ordered.
Big room with a big bed, small table and 1 stool.
Ceiling fans only, no aircon.
Bathroom is a good size but note that there are no doors on the shower space which is tiny. Be sure to put the toilet paper and your clothes etc on the shelf next to the sink.
Staff are friendly and helpful.

Quiet and friendly small hotel
Pros:

A lovely quiet hotel 3.5 k from the airport. With amazing food and very very helpful staff. Nothing was too much trouble. They even let us stay in our room a bit longer as we had a late flight.

You can get to Stonetown easily in a taxi or if you want some fun get a tuktuk. Stonetown is a maze of alleyways through the spice market, fish market, fruit and veg market. If you weave yourself through you get to the seafront where there’s lots of cafes and restaurants.

A tuktuk also took us to a Spice Farm.

The perfect little getaway
Pros:

What a beautiful, quaint property!
I loved every bit of this colonial style manor which only has a few rooms, lies comfortably close to the airport and and offers great food (set 3-course-menus) and incredibly friendly and professional staff.
The entire building is very airy and has loungers and comfy seats all around with views over the garden/mini plantation.
The room was large though the bed took up most of the room. The bathroom was simple but had toiletries, a shower curtain (a rate thing in Zanzibar) and lots of hot water.
There is no air con but the many windiws and the ceiling fan wirked well for me.
I had lunch and dinner (another restaurant & shops are about 10min walk away) at the hitel as the terrace is beautiful and the good was fabulous (French inspired).
The reception staff (especially Sofia) and bellboy/waiter Ali were professional and very attentive/helpful.
I enjoyed every moment in this hotel!

It feels like home!
Pros:

I had the chance to get to know Manor House thanks to a friend that came to visit me while working in Zanzibar for 3 months.
She stayed in this amazing place with her mom for one week and during that time I had the chance to spend time there. The location is ideal: 5 minutes from the airport and 15 from the city.
The view of the sea at the sunset with the crops of bananas and the green that surrounds it are healing.
The food that they prepare is delicious, but the best part for me is the kindness of the people that works there
I'm still going to spend time in Manor House especially to work with my laptop because it feels home for me. They are ready to help you if in need, for all that reasons I definitely suggest this place for a peaceful stay in Zanzibar!

Peaceful place
Pros:

The Manor House is a beautiful place in Zanzibar. 5 minutes from the airport and 15 minutes from the center of the city, the property is quite and you can enjoy the noise of birds flying in the banana plantation surrounding the hotel.

Two words for the staff: Smiling and Nice! From the check-in done with Sofia to the restaurant service, we always found people with a big smile and super nice.
Thanks to the chef and his good food as well.

Great value for money guaranteed.

Excellent customer service!
Pros:

I had called a week before my trip and spoke to Sophia who is very soft spoken to check on the hotel rates and room availability. After my meeting had been confirmed, I called again on Tuesday only to learn that the hotel was fully booked. I was disappointed. I started looking for a hotel which offers the same quietness, ambience viewsand taste in deco but I could not find any.
The next day, lo and behold, Sophia calls me to tell me there was a cancellation. She did not have to as the hotel is liked, such getting clients would not have been a hassle.
When my project manager and I arrived, I instantly knew that the warm and welcoming smile behind the reception desk was Sophia's. Then I met Ally who was just as jovial and attentive.
The next morning at breakfast, a very patient and always smiling Elizabeth served me. And as I waited for my team to pick me up, Sophia and Eliza made me feel so special with their attentiveness.
Where the hotel lacks, the staff have absolutely made up for it.
