Location makes this a winner.
Pros:

Location good, breakfast good. Cleanliness of rooms not the same as it has been in previous stays, and trash removal lacking so that entire hallway smells of garbage/food not picked up. Staff seems new and inexperienced, not the usual staff capabilities particularly front desk staff.
