Excellent location if one wish to watch the Atami fireworks with great view of the sea.
Pros:

Superb place to stay to watch the Fireworks which is occurring in front of the sea-view but it is partially blocked by the next building. However, one could watch it at the Roof Terrace on the 9th floor with full un-obstructed view with provided chairs, cushions & tables. Room is huge for 2 persons with ample space for luggage.

Cons:

The hot spring tub & the shower space is partially exposed to outside view despite of the curtain that is provided. It could be easily enhanced by ensuring curtain could block all the view of the hot spring tub & shower space. We had to paste papers on the shower panels to provide total privacy.
