Close to shopping and train. Rooms very dark with all the black walls including the bathroom. Poor lighting. Triple room was uncomfortably tiny with our 3 large luggage and carryons. Trash wasn’t picked up from room the entire 3 days. One of those days, we were offered additional towels.
A really cute hotel about 15 min walk to Teramachi street. Really cool self service luggage storage system, the whole hotel is designed to be as self service as possible but still have staff on hand if needed. Be warned this hotel is located on a busy junction so not for light sleepers unless you're exhausted. There was a lot of road noise through the night plus road works, I don't usually have issue with noise but I struggled to sleep and had to put earplugs in.
The property and hotel complex are fine, but the only redeeming feature is the location. However, the price-performance ratio is poor. The beds and pillows are very uncomfortable, and the room is tiny. In my case, we were a group of three; you literally can't move, and there's no room for your luggage.
Within a 10 minute walk to everything. Would stay here again.
The compact room was perfect because there was a huge communal area like a hostel.
This hotel was hands down amazing. The room was so clean, so nice, extremely aesthetic. There was a dinning area with a balcony overlooking Kyoto. Overall it was just a beautiful hotel. Everything about it was amazing. If I come back to Japan we will be staying at this hotel again, for longer since it was a great experience. There was the best 7/11 in all of Japan located right at the bottom of the hotel too. Everything was so convenient and great. 10/10.

Excellent little room with what you need. Location is prime - could literally get to all the good spots In Kyoto easily. And 7-11 attached. Nice lobby and pastry breakfast is a nice touch!
Close to main shopping areas and very clean! Only downside was the room was extremely dark even with every light on.

Smaller than I expected, very little storage space but it served its purpose as a sleeping area, we were out every single day and only returned to sleep. So, for that it gets a good review.
It was nice and chill. They had a washer and dryer and space to work on downstairs. I liked the room and the art throughout the whole building. Good for families as well with a 7-11 right below. Was not far from train or meeting up with my tour group. Very convenient.

The lounge was very nice. The staff was friendly. The rooms were extremely small with small storage and no shelves or desk or anything at all. Just a small cubby at the end of the bed. And the bathroom? Worse. One small shelf above the sink and a smaller one under the sink. My husband and I had nowhere to put anything. It may be good for one person per room, but that’s it. On top of this, the washer and dryers did not work well. My clothes came out still wet after extending the drying twice. And they smelled bad afterwards. On top of that, they’re small, and there was constantly someone waiting to do laundry.
This place was a good, basic place to stay. Given the outrageous prices in Kyoto it was a reasonable option.
Not sure how anyone could rate this above three stars. I struggled with deciding between two and three. The pros: it’s clean and safe and in a decent business district neighborhood. The room size is small but fine and the shower and air conditioner were great. Cons: beds and pillows are extremely uncomfortable, cleaning service is limited each day, and no food or breakfast option in the hotel. Not many good restaurants near the hotel or sights to see and limited space in elevators for the large tour groups entering and exiting daily. Stairs are not authorized for visitors either so elevator is the only option. A three was appropriate but barely.
