Amazing views of the mountains from room and eating area. Central location, about 5 minutes walk from Sapa Station. Soundproof room.
Based on photos in the Booking.com room listing, you'd think that all Sky Villa rooms are on the top floor but in fact the Sky Villa rooms are spread out over several floors. Ours was on the second-top floor; views were still amazing, but instead of getting a wide terrace in front of your Sky Villa Room as per the photos in the room listing, you get only a narrow corridor with no chairs or tables. I gave feedback to the front desk that the room listing photos are misleading. Also, there is no lift access to the top few floors - something to think about especially when you are dragging your own luggage to front desk for check out. Decor is lovely but generally the room felt a bit run-down eg air conditioner in one room worked fine, but air conditioner in the other room struggled. Also note that there is no air conditioner in the interconnecting space with the couches, which means you tend to sit in your own bedroom. Before showering, you must activate the hot water with a switch, and the hot water takes 15 minutes to heat up and in theory there is only enough hot water for one person to shower (before needing another 15 minutes to reheat), although we found that quick showers meant that two people could shower one after another.

One or both of the cereal dispensers at breakfast was empty each day.
Rooms up to floor 7 are near the road and noisy. Our room was next to the lift which made it even noisier. Make sure you get a room on the upper floors set back from the road if you want a good night's sleep
Some sheet metal outside right near our room had become loose and was noisily flapping in the wind all night. Had it become completely detached its sharp edges could have seriously injured or killed someone nearby or down at street level. I complained after to first night and was told it would be removed "as soon as possible" which in Vietnam often means "never" and this was the case here.

The rooms are spacious, clean, with stunning mountain view at the terrace area.
Great views, very friendly and helpful staff and pretty decent breakfast. The garden suite I got as a family of 4 was perfect and comfortable.
It sits right on top of a hill so it’s quite a steep climb. Something to take note of especially if you have elderly parents travelling with you. The cleanliness can be improved, especially in the bathroom and the towels can be better washed as I saw stains on one of them during my stay.

We had the best time staying here. It was so cosy and a great place to come back to after spending time in the cold mountains of sapa. The view was amazing, location was great, breakfast was nice, and the staff were exceptional; always greeting us and even helping us book tours seamlessly. We’d highly recommend staying here for your time in sapa!

Wir hatten ein gemütliches Zimmer ganz oben. Man muss drei Stockwerke zu Fuss ohne Aufzug gehen, das macht aber nichts, wir wurden mit einem grandiosen Ausblick direkt über der Wolkenkante belohnt, währen Sa Pa selbst noch im Nebel steckte.
It was very cold. Conditioning was not enough. Even when we asked for additional heating, it was not very effective because there were holes in the windows and doors. It seems that it is not adapted for cold weather.
