Not for folks that like comfort, rather for nature lovers that can appreciate a rustic style.
Pros:

The staff. Camila is a very nice, kind and willing to accommodate you to make everyone happy. The location is amazing, towards the end of the Zona Hoteliera. Very quiet, small, right on the beach. The beds are big and comfortable and with mosquito nets.

Cons:

The rooms are very basic, the shower in the bathroom need some proper tiles, a window (there was just a net) and that creates anxiety to people not used to be in nature. There is no fridge in the basic rooms. No A/C from 6am to 8pm, but there are fans. There are option with the deluxe rooms with A/C on all the time and a small fridge or the big spacious room with the sea view.

Usel. Vi åkte därifrån så fort vi fick tillgång till annat boende.

Ägaren var välkomnande och hjälpsam med exempelvis.

Cons:

Rummen var under all kritik. De var nedgångna (ett av våra rum hade hål i taket). Det var smutsigt och dåligt städat. Handdukarna var smutsiga. Även textilier på rummet , som gardiner var fläckiga med stora missfärgade fläckar.
Dörrarna var ”lappade” med pappskivor, på något ställe var taket lagat med bitar av pressening. Endast nät i duschen ut mot baksidan. Duschen hade flagande betong och man duschade i saltvatten. I ett av våra rum bestod duschen av en trädgårdsslang.

An incredible value, location, and ease.
Pros:

Incredible location and cozy beds and rooms. Quiet, but walkable to everything. Their staff was nice and accommodating, even cleaning the seaweed before other properties.

Ruhige Nächte und Robinson Crusoe-Feeling am Strand

Die Lage ist ruhig und der Strand ist sehr charmant gestaltet. Uns gefiel, dass es sich so anfühlte wie Tulum zu Beginn vielleicht einmal war. Ohne Firlefanz. Keine Musik am Strand und wir genossen diese Ruhe sehr, welche auch in den Nächten für erholsamen Schlaf sorgte. Wir hatten ein einfaches Zimmer im oberen Stockwerk mit Balkon, den wir sehr geliebt haben. Genauso wie auch den schönen Zugang zum Strand. Es ist alles sehr einfach und für das was es ist, teuer (es ist eben Tulum) aber wenn man weiß worauf man sich einlässt, bekommt man hier ein herrliches Robinson Crusoe Feeling. Das Personal war sehr freundlich und es gab einen Hund und zwei Katzen. Wir würden hier wieder buchen und waren bei der Abreise schon etwas traurig, da es einfach so entspannt war.

Cons:

Wir und auch andere Reisende haben in dem Glauben gebucht, es gäbe in dem Hotel Frühstück. Aber das ist nicht der Fall. Ich gehe mal davon aus, dass es fälschlicherweise auf Booking so angegeben ist und es wäre gut, wenn sie das ändern würden.

Die Temperatur der Dusche war unberechenbar, aber es störte uns nicht sehr, da wir wussten worauf wir uns einlassen und was wir im Gegenzug dafür bekommen - eine Idylle in der Hotelzone von Tulum.

El lugar es excelente, salida directa a la playa. Las habitaciones grandes y muy cómodas. Las personas que trabajan allí, muy educadas y amorosas.. nada negativo.
El alojamiento esta casi al final de la zona hotelera, no es negativo, solo a modo dato escribo esto.

Pros:

Sivana is a peaceful paradise by the sea in the otherwise somewhat noisy Tulum hotel area. The beach is nice, did I say the room was quiet, that is true unless you do not like the sound of the ocean.

Cons:

I did not give full points on the tidiness for just one reason that one could remedy. The bathroom had a smell, but one can remedy it by letting the water run long enough.

Everything looks old and dirty( There aren’t enough staff to keep property clean. The sofas and lounge chairs on the beach are dirty and stained. The towels and bed linen in the room don’t look fresh and kitchen in the room is in poor condition. The restaurant at the hotel was closed, every day I had to go somewhere even for breakfast . There were problems with hot water in the room every day . I paid 2700 American dollars for 1 week for a small room . For that price there were many better options nearby, even cheaper. I think if there were more staff, everything could be fixed and this place would be wonderful.

Sivana Hotel Tulum – Great stay, peaceful beachfront vibe
Pros:

We really enjoyed our stay at Sivana. The beds had mosquito nets, which is a huge plus in Tulum — bugs are unavoidable, and this made sleeping much more comfortable. The little foot-wash tub outside the room was such a thoughtful touch after coming back from the beach.

The showers heated up well, the WiFi was strong, and being right on the beach was amazing. Easy beach access and the beach beds were incredibly comfortable — perfect for relaxing.

The staff was truly welcoming and kind, which made the stay even better. The room had both a fan and AC, so you could choose what felt best.

The location is ideal if you want to be close to everything but away from the chaos. Matcha Mama is nearby, there are cute shops next door, a food truck park close by, and an amazing local quesadilla stand across the street. Everything was walkable.

Parking was easy and open, so we could come and go freely. I also appreciated that you can leave your room key at the front desk so you don’t have to worry about losing it.

Overall, a peaceful, comfortable, and well-located stay. Would absolutely return.

Note: Bring your own towels — we forgot and they don’t provide them.

L’emplacement est top, le surveillant de nuit est très sympathique. Parking

Très cher pour ce que c’est, nous avions la chambre en rez proche de la réception, baies vitrées qui ne fermait pas il a dû mettre un bâton pour la bloquer…Chambre très petite, coffre fort ne fonctionnait pas, bouilloire ne fonctionnait pas, porte de la salle de bains qui bloquait.
Nous ne nous sommes pas senties en sécurité,la porte de la chambre n’avait pas de sécurité supplémentaires. Personnel pas très sympathique.
