Nice place and location but accidental cancellation caused delays.
Pros:

Great location on the riverfront and near Las Olas. Crew did what they could to resolve the reservation error. It took over an hour and various calls with Booking and with mgr. It was clear that someone cancelled a Booking.com reservation by mistake instead of the Expedia reservation. We were lucky to get 2 alternate rooms.

Cons:

Reserved 3 bedroom for family group of 6. Upon arrival was told my reservation had been cancelled when someone from Expedia called and no 3 bedroom units available. The error was clearly with the Flow Team and not us or Booking.com. However, it took over an hour to resolve and only done once Flow just created 2 new reservations for 2 bed and 1 bed units. They did not charge extra for the rooms but we did have to pay an additional $22 resort fee.

This is an apartment building that happens to offer units for short term stays. Not a hotel.
Pros:

The pool is great.

Cons:

Reception staff don’t provide much information. They didn’t explain that there are no towels at the pool, and when I told them I would wait at the pool for my room to be ready, they didn’t offer me a towel. There was no water in the room and I wasn’t offered water at checkin. I wasn’t told about how to access any amenities, such as the gym and pool. There is a Brightline train (public transportation) that is very loud and runs right next to the hotel, waking me up at night.

Good room & quiet if balcony door closed. Needs thinner pillows, a kettle, better water in shower.
Pros:

The room we were moved to had a good view west towards the Everglades (there was a balcony but standing room only). The room was a good size and the queen bed was very comfortable, apart from the bulky pillows.

Cons:

We were initially given room 402 which had an unpleasant smell and no view, but reception managed to move us to 803 which had a good view above the trees and no smell. A railroad runs immediately below and the noise from the occasional goods train during the evenings was very loud (5 minutes for 100+ wagons to pass), though the sound-proofing was excellent so it was only a problem as we like to have the balcony door open. There was sometimes noise and marijuana smells from the night-club at the corner, including a police raid one night. The room needs a kettle and less bulky pillows and better water pressure in the shower. We had problems paying for the (expensive) parking in the garage with a non-US credit card - this is outside the hotel's control, but they could put pressure on the garage to get a better system. (We used the cheaper but less convenient public garage round the corner for a couple of days.)

Cons:

Our a/c was broken every night of our stay i notified staff that my fiancé has asthma and asked if we could move rooms to the part of the hotel that did have a/c. They said there was no need and insured maintenance would be on their way promptly. Nobody ever showed to resolve this problem after multiple in person conversations and phone calls i gave up. The staff did not seem to care and I was extremely disappointed. Not to mention when we arrived there was black hairs in the shower drain and on our “clean towels”.

What we loved most about Flow Hotel Las Olas was how well-rounded the experience was. The front desk team truly stood out — incredibly friendly, helpful, and welcoming from start to finish. The facilities are excellent, especially the gym and pool, which are well maintained and easy to enjoy.

The apartment-style layout was a huge plus: beautifully decorated, modern, and thoughtfully designed, making it feel more like a home than a hotel. We really appreciated the quality supplies provided in the apartment, which made our stay even more comfortable and convenient.

The location is fantastic — close to everything, yet it still feels secure and calm.

Cons:

One aspect we did not like was the proximity to the train station, which we were not aware of prior to booking. The noise was extremely loud and frequent, especially during our stay, and it significantly impacted our comfort. Considering the price point during the Christmas and New Year period, it would have been helpful to be clearly informed in advance about the very loud train noise.

Additionally, throughout our entire stay, the hotel lobby and elevators consistently smelled like garbage, which made spending time in those common areas very unpleasant.

We also found the parking cost to be quite elevated, and access between our rental and the parking area was inconvenient and difficult, especially when carrying belongings.

While the property has many positive aspects, these issues noticeably affected our overall experience.
