The best parts of this stay were: Sandra, one of the concierge from Suya Tours—she has an amazing personality and super helpful and attentive to guest’s questions and concerns. The resort location is south of San Pedro, very quiet with nice restaurants in walking or very short golf cart driving distance; Lone Star Tavern, Black Orchard, and Somewhere South were excellent places to dine. The resort room view was amazing. Our brides enjoyed amazing massages given by Rose Spa Vill Touch.

The downside, we weren’t able to enjoy cigars on the balcony due to the proximity of resort neighbors, but neighbors were able to cook on their balconies despite the strong scent permeating our room and preventing us from enjoying the balcony during that time. The beds weren’t comfortable. The bathrooms did not have ventilation nor exhaust fans. The air conditioning in the living space did not cool the area well, but there are two ceiling fans in the space. The rooms are only kept before arrival and on the day of departure. One of the concierges made a point to say they do not exchange beach towels daily despite our group receiving the towels on Sunday and requesting a change of towels on Wednesday. When staying at a resort, should we have to wash our own beach towels once we determine it’s needed (rhetorical).

Last year, we stayed at the Lighthouse Resort not too far from this resort. We wanted to try this location, but now know we’ll stay with Lighthouse or possibly try another location we have yet to visit. I thank Sandra for making us feel super welcomed upon our arrival and doing her best to accommodate our questions and concerns.

Our family of five had an absolutely wonderful stay at Hol Chan Reef Resort, and the exceptional service provided by the team is what truly set this experience apart.

### Outstanding Concierge Service

Dennis, the concierge, was attentive and helpful with every single request we made. His responsiveness and dedication to ensuring we had a perfect stay were remarkable. Dennis arranged our shuttle to and from the resort, coordinated our golf cart rental with MK Carts, and even booked dinner reservations for us at local restaurants four nights in a row—resulting in no waits despite it being the high season. He went above and beyond by arranging for local restaurants to cook our fresh catch from fishing trips two nights in a row, creating unforgettable dining experiences.

### Memorable Tours and Activities

Richard, the tour manager, ensured we had an incredible full-day trip snorkeling and visiting Caye Caulker. His expertise and enthusiasm made the experience truly special for our entire family.

### Perfect Accommodations

The unit was the perfect size for our family of five, with everything we needed to cook meals and make drinks. The beds and rooms were comfortable, clean, and spacious. The internet worked well throughout our stay, which was important for staying connected.

### Responsive Management

When the dishwasher wasn’t up to par, the team didn’t just repair it—they replaced it entirely during our stay. This kind of proactive service is rare and much appreciated. Every request for assistance was answered and addressed by Dennis and the team very quickly.

### Beautiful Property

The grounds were impeccably groomed and maintained. One of our favorite morning activities was walking to the end of the pier to watch the spectacular sunrises over the Caribbean.

### Location and Dining

The resort is located a few miles south of San Pedro town, so renting a golf cart is a must (which Dennis easily arranged for us with MK Carts). The location offers a more peaceful setting while still being close to excellent dining options like the Hula Bar and Someplace South.

### Bottom Line

We had a wonderful time at Hol Chan Reef Resort, and this is heavily due to the service that the team makes a priority to excel at. Dennis, Richard, and the entire staff went above and beyond to ensure our family vacation was memorable. The combination of beautiful accommodations, stunning location, and truly exceptional service makes Hol Chan Reef Resort a standout choice for families visiting Ambergris Caye.

We traveled to Belize with 2 other couples for a weeklong getaway. Wow, was it terrific. We discovered the Hol Chan Reef Resort & Villas and chose a 3-bedroom/3-bath ground floor unit. While a bit south of the heart of San Pedro, the location was ideal. The villa came with everything you could want and need. We had views of the pool, the water and the reef; stunning! Once we booked our stay, Dennis and Richard contacted us to help ensure our trip was perfect. They arranged our local transportation, golf cart rental, snorkeling trip and in-home chef dinners. Now that's a vacation!

We stayed at Hol Chan Resort & Villas for a girls trip, and it was everything we could have hoped for and more. The accommodations were perfect — spacious, comfortable, and beautifully maintained — with direct access to both the pool and the beach right from our back patio. It honestly felt like a private oasis.

The highlight of our stay was definitely the pool bar and our bartender, Edwin. His service was a 10/10! He went above and beyond every single day — not only making incredible drinks (seriously, some of the best we’ve ever had) but also creating such a fun, relaxed, and friendly atmosphere. He even messaged us in the mornings to see if we needed anything before he came in to set up the bar. That level of thoughtfulness and hospitality is rare and made our experience truly unforgettable.

My stay at the Hol Chan Reef Resort Villa was absolutely amazing! From the moment I arrived, I was greeted with a warm smile from Dennis S., provided with refreshing drinks, and that wonderful island breeze. The property itself is breathtaking-surrounded by a beautiful beachfront. The villa was spotless, spacious, and beautifully decorated with local touches that made it feel authentically Belizean yet luxuriously comfortable. The walkout private pool was a dream-perfect for morning swims or relaxing evenings under the stars. I shouldn't forget to mention the private rooftop view for sunbathing or stargazing. Dennis S. (concierge) went above and beyond to make my stay unforgettable. He helped arrange the flight over to the island, and a memorable Mayan tour, plus a relaxing day at The Secret Beach. Every detail was taken care of with genuine care and attention. I loved listening to the sound of the sea, enjoyed fresh tropical fruit, and exploring the city, meeting different people, and shopping in each unique boutique. It truly felt like my own slice of paradise. If you are looking for peace, beauty, and top-notch hospitality, this villa resort in Belize is the perfect getaway. I can't wait to come back.

First of all this was not clear, it is not a tradirional resort. You get a unit but no one comes to clean or refill things, you gotta pay attention and ask. There is no one on property, the pool pics are HIGHLY misleading, its tiny! I feel like i got catfished with this property.
Heres why Im giving poor rating: the unit itself was beautiful (wayyyy too much room for 2 people) and the staff is great (Dennis was super helpful and nice) but the area itself is awful.
There is only one bar in walkable distance. Its SO FAR AWAY from San Pedro. Its 20 min by cart but that would be the ride to break your spine into million pieces. The roads dont exist there unril you get closer to San Pedro. Its too secluded.
The beach is non existent cause its covered by sea weed and the smell will attach to your soul forever! The closest beach is 1 hr away by that golf cart (the one that might give you a permanent PTSD and nightmares)
Its so dirty around and the "view" we got from our balcony was of construction and trash. Super special.
If youre not looking for secluded vacation, I highly recommended staying in San Pedro. All rhe restaurants and any life all together is that way. Took 10 days to get the security deposit back too(thats after me sending at least 4 follow up messages. I got worried for sure)
Unfortunately, all of this really did ruin the first time over there and I dont think ill be returning.

I had an absolutely fantastic stay at Hol Chan Reef and Resort in Unit 1B this week! This oceanfront gem is a true paradise, offering everything I could want for a relaxing beach getaway. The location is unbeatable—stepping out of my ground-floor unit, I was just steps away from both the sparkling pool and the pristine beach. Not having to deal with elevators was a huge plus, as I could simply walk out my door and be on the sand in seconds.

The resort itself is a delight. The on-site bartender kept the vibes high with refreshing drinks, and the convenience of on-site dining made meals a breeze without needing to leave the property. The staff were friendly, and the atmosphere was perfectly laid-back yet luxurious. Unit 1B was comfortable, clean, and perfectly positioned for easy access to all the resort’s amenities.

We booked this condo last minute and were so pleasantly surprised and happy. We stayed in 4E. It's beautiful. The mahogany tray ceilings, the granite counter tops and the balcony with view of the sea were incredible. The condo boasts 3 huge rooms with 2 en suites and 1 hallway full bath. The kitchen had everything we could ask for which we used every morning for breakfast. The dining space and living room were comfy and we felt very much at home. The sargassum in the water was crazy but the resort does everything in their power to remove it and take it away. The pools were cleaned and Edwin made awesome drinks at the bar. Dennis, our concierge, is great. He made sure we had everything we needed even giving us a cell phone to use for local calls. We enjoyed sunsets on the roof and family time at the pool. A great place to unwind and relax.

Hol Chan is a beautiful property! Our unit was breathtaking! The location is directly on the beach. Dennis, our concierge, was helpful, attentive and reliable. The pools and property were impeccably clean.

Very clean and spacious.

What an immaculate property. We stayed in Blue Haven, 1D and it was fully equipped. Nothing left to need but groceries. Owners have thought of everything. Beautiful condo. Property Concierges Dennis and Richard were fabulous. They checked on us every day. The pool was pristine! Afternoon swinging in the pier hammock is not to be missed. We thoroughly enjoyed our stay.

This was an amazing place for our large family to stay. Beautiful marble, hardwood and granite. Everyone had their own bed and we had plenty of bathrooms. I highly recommend it. Dennis, the concierge always made sure that we had what we needed.

Relaxing family time. If you are looking for a top notch base for your San Pedro vacation, Hol Chan is fantastic. Beautiful, clean and great staff. On the quiet side of the island away from the hustle and bustle but still near town via golf cart. Swim up pool was perfect. Amazing personal deck with views that can’t be beat.

We stayed in 4E. It was a top floor Luxury Villa and the name fit! It was beautiful, clean and had everything we needed. The view was amazing too! I would definitely stay here again and again!

When we arrived there was no communication on how to get into our room or who to contact.

A clean and somewhat quiet resort in a lovely area of south of town. We had everything we needed provided for us in the villa. The pools and loungers were right outside our room. We had the best time at Hol Chan. The staff was very accommodating and helpful. The resort was small but nice and quiet, easy to get to, easy to get around, nice small beach and pools. We went as a family of 5 and it was perfect. The rooms are huge and have everything you need.
