Super. Rapport qualité prix excellent
Pros:

La chambre etait parfaite car propre, menage effectué tous les jours + changement des serviettes et reapprovisionnement gel douche et papier toilette si besoin, matelas propre et bien ferme. L’emplacement est top avec tout a proximité, place de la liberté, restaurants a quelques minutes à pied, bus, taxis, office de tourisme.. A 2 pas de la vieille ville et des monuments à visiter. Top.
Personnel accueillant, disponible et toujours disponible.

Отличное местонахождение отеля.

Cons:

Это была поездка на день рождения, о ель предупредили , но ничего не отличалось от всех гостей. Мы должны были заехать в отель ночью, была оплата этого дня . Из за задержки рейса заезд был в 11 след.дня .отель предупредили, но очень было не приятно понять что комната не готова.

Lovely staff. Quiet, even though it is central. Nice room.
We ate on the terrace. The best place to eat in Tblisi in my opinion, as it's so calm with good views.
Good breakfast.

overall its ok ill choose different location to stay next time because I haven't experience of 5⭐️
Pros:

The location is perfect, the restaurant staff was very nice and help with dishes (none breakfast), the food is very good and prices are ok even for center. The rooms are clean daily.

Cons:

The reception staff have to argue with me couple time.
They have only two parking spots and when I came to park my car so it was taken by staff members and make inconvenient (twice). They didn't fix my AC when I ask to and bring be fan instead.
The staff made noice on parking at night time so it made difficulty to sleep.
The reception staff not always in place and you have to talk to security that have to call or wake up the staff members (ant night time or early morning).
There was very loud music one night that make hard go to sleep even when you have to wake up early for your flight.
The parking very difficult (if you are struggle with normal parking on street don't chose this one), sharp turns and uphill parking entry.
The balcony you have at the room have zero privacy, visual shared with other neighbors and everyone that pass in the hall can see your balcony.

המלון קרוב לכיכר, אבל יש רכבים של בולט שלא אוהבים להגיע לסימטאות מאחורי המלון וזה קצת מקשה

Cons:

ביקשתי מגהץ הביאו לי מגהץ בלי השולחן ולא הצלחתי לגהץ בגדים, לא מחליפים את כל המגבות של המקלחת כשמנקים חדר.
אני כבר פעם רביעית במלון הזה הפעם לא כל כך אהבתי לשהות שם ולא חושבת שאחזור לשם.

Pros:

The hotel is very well located, the rooms are large, with what you need but nothing more.

Cons:

If your room faces the street/the bridge, it's extremely noisy.
The staff are neither unpleasant nor helpful. For a 5-star hotel, there is a rating error. By European standards, it would be high-end 3-star hotel, but certainly not a 5-star.

Мы, три сестры из Кишинёва, Молдова, отдыхали в Тбилиси в июле 2026 года. Очень довольны, что выбрали для проживания превосходный отель Theory Hotel. Расположение отеля великолепное, в центральной части города, многие достопримечательности в шаговой доступности, и при этом для проживания довольно тихое и спокойное место. Рядом много магазинов, кафе, ресторанов. Номера чистые, уютные, комфортные. Вкусные завтраки с богатым выбором на любой вкус и с ежедневно меняющимся разнообразием. В отеле замечательный ресторан, где можно пообедать и поужинать. В отеле прекрасный персонал. Очень приветливые, отзывчивые, любезные и вежливые сотрудники на ресепшн, готовые помочь по всем вопросам. Приятно, что разговаривают на русском и английском языках. Всем своим друзьям, планирующим поездку в Тбилиси, с удовольствием будем рекомендовать именно этот отель.
