Guests will be emailed with booking arrival information, so please provide your updated personal direct email address as part of the booking process. If you book at least 7 days in advance and for a minimum of 7 nights the property will offer a free airport pickup service (maximum 4 guests) and continental breakfast is free for the first day, subject to availability and by prior arrangement. Please note that check-in before 15:00 or after 18:00 will incur a surcharge from GBP 45 to GBP 75, depending on arrival time. Booking processing fees will apply to all bookings. Please note that check-out between 11:00 and 15:00 will incur a surcharge of GBP 40. This property uses bank transfer as one of its payment methods. Prior to arrival, the property will pre-authorize the credit/debit card in the amount of GBP 200 per room. This is not a charge and it will be released following an inspection of the apartments. Please note the property requires the card holder to be present and staying with the party, in order to verify the card details supplied at the time of booking. Please note due to the COVID pandemic we are requesting key information be sent to us digitally this is to speed up our check in process and cut down on contact. A nominal fee will be added to your invoice for cleaning fees these fees are variable and are based on length of stay and size of room. Please be advised that upon receiving your booking we will take up to approximately 30% of the total cost, from the card provided without further notice. This is part of our processing procedure in order to secure the property for your stay. The outstanding balance can be made via bank transfer within 7 days before arrival or in cash upon arrival.This property does not accommodate bachelor(ette) or similar parties.

They are a scam….. More than 25 people got there and found out they’re SCAM…
After taking my family all the way to Manchester for Holiday… We stayed inside rain and nobody pick up…. I called booking.com and they didn’t see anything to do about it… the security guard at the premises said more than 25 people already came to the same Address and they all found out it’s a SCAM… Booking.com did nothing they can’t even text and said there’s issue at the address.. Until everybody got there and see it… That’s a bad thing
A really lovely place to stay. Very comfortable, great bathroom and a well equipped kitchen. Set in a nice part of Manchester. Parking was somewhat challenging tho.

Once David met my husband and son at the property they said he was very nice and helpful.
MAIN COMPLAINT. FREEZING ROOM. NO HEATING ON AT ALL and Cost me over £600 extra on the night with deposit and pre payment due to last minute change at Booking.com. David on duty was efficient but not too friendly at first on the phone. Seemed irritated. Also could have shared contact whatsapp as stated in the booking but this didn't happen

The location was good for what I required at the last minute
The property was very run down with extremely basic facilities and had been converted with thin walls across a bay window so it was dark. I did not feel comfortable to use the shared facilities due to the bathroom lock sticking, and the kitchen was dirty. Disappointed for the price.

We had to find last minute accommodation due our original apartment cancelled on us while we were travelling up!
The price was a little steep for a 2 bedroom shared house.
clean, easy to book, great location
I like the location here and I like the transport as well. I like the dining area and the TV room. The house also includes many cupboards which is great for cooking.
