The location was perfect as it was just an overnight stay to watch a match at Hove
The room was very dated and there wasn’t a shower hook. The carpet was falling apart too

I had a double room, on the first floor. It was huge, very clean and comfortable. Many eateries. pubs etc within easy walking distance. Promenade 5 minutes walk, very peaceful. Lovely, helpful staff.
It was fine, not great kerb appeal from the road, nor the bedroom window (not the hotels fault), but don't let this put you off.

It's in a great location, and the staff are very friendly. It smelled fine.
It feels like it hasn't been redecorated in 30 years, everything is run down, carpets are fraying and curtain had holes in it. The bed was both lumpy and saggy. The bathroom was okish, but water pressure was v poor. Lighting in the room was terrible, there was a bedside lamp but no working sockets on either side of the bed. And all the sockets at ankle level, so to use the kettle you have to put it on the floor etc. It's really clear that the owners haven't had to stay in any of the rooms, or that if they have, they don't care. Definitely the worst-looking/feeling place I've ever spent a night in. We shortened our stay and left after one night.
The room 221 was much bigger than we expected and very clean, the bed was ok a standard double, the shower cubicule was nice and roomy, location was good for us, the staff where very pleasant and helpful there was lots of places near by to eat and drink we tried the Istanbull Grill House which was close by very nice and reasonable prices reqular bus service which actually ran to time
The lift needed fixing, no fridge in room, carpet needed putting back under carpet gripper my partner fixed that, no mirror in bed room.
Very comfortable
Very comfortable and clean room. Really enjoyable stay, the staff were friendly and helpful and the guest house is located in a perfect position for all of Hove's amenities. The twin beds were so comfortable and bedding clean and crisp, couldn't fault it.
Our room was very warm but fortunately a fan was provided which helped.
There is a car park at the back.
The room smelt like an ashtray, it didn't even have proper curtains, just some rags dangling in front of the windows, which looked onto some scaffolding covered in pigeon shit. The bathroom had a shower curtain on the window and a weak shower that I could not stand under because it was set at the height of dwarf. The whole place was dated, filthy, unwelcoming, noisy, and creepy.
