OpenKey did not work properly. Had to call for help all three nights that I stayed. Very inconvenient especially at the end of a work day.
Beautifully remodeled. Quiet. It has a common area with kitchen and living room space. Several entrances. Plenty of parking. Easy check in.
The property is situated on a pristine stretch of the main road near Edgartown. After getting dropped off in the driveway, we were promptly greeted by a receptionist that helped introduce us to the various systems of the hotel. We were shown a very clean, modern-looking room with beautiful natural light coming in and had an easy time accessing the amenities/necessary apps that the property offers.
The hotel's location on the main road in Edgartown makes it easy to head into town to eat or attend events.
Had a wonderful stay in Martha's Vineyard at the Franklin Hotel! We were fortunate enough to be able to book the back cottage, which was clean, quiet, and comfortable. The room was a free standing building behind the main building that was tastefully decorated both inside and out. The whole complex had lovely landscaping and appeared to be well maintained, although we did have a small issue securing the back door lock after stepping out onto the tiny back porch area of the cottage. The main building had 2 floors of rooms centered around a commons area with a shared kitchenette. The only issue I would foresee in the commons area would be a shared refrigerator that would likely be insufficient if the hotel was at capacity and all guests wanted to make use of it.
The facility was nicely located, less than a 15 minute walk into town, and there was a bike rental shop right next door if you wanted to further explore the island. There was also Bad Martha's, a brewery that also served some tasty pizza, and a fantastic breakfast and lunch spot called Lucky Hanks right next door.
Only minor issue we had was on check-in, the Franklin does not have a front desk. I was sent a message to download and app that would be used to access my room, but apparently I was not sent a follow up. Simply walked across the street the desk at the Edgar where the staff quickly resolved it. Overall had a great stay in MV and the Franklin was perfect for us!
The property was clean, well appointed and very nicely decorated. It is self serve type hotel without a front desk. We had difficulty using our no key, phone entry. Had to call and someone was quickly able to help us get in. Other guest said they also had difficulty with it. Coffee and cold water are provided in the common area with a common fridge to use. We also had a bag with towels and chairs were available to reserve. It was a pleasant 10 min walk to downtown area. Easy parking. If you are sensitive to noise that could be an issue. Overall a great experience.
It’s a nice boutique hotel but it is in the middle of no where the restaurant across the street is less than desirable. The walk to town is too long on a main street
We thoroughly enjoyed or stay here.
The only perk was the fact that it was conveniently located. Other than that, everything was terrible. SO LOUD. It was basically a frat house. The kitchen was dirty. You could hear people's conversation in the next room, etc. It was just so awful to try to sleep there.
Nice clean property and walking distance to downtown edgartown. Only issue was shower head was not very powerful at all. But that was no big deal for me

We gave this property a 3 star for several reasons.
To start, the positives of the property are:
New build, modern styling, seating inside the common area and lots of seating and hang out on the exterior also, the bedding and pillows were comfortable and multiple options for pillows based on comfort. Also, David was a great host and helped us personally get into our room.
As for the negatives of the property and hence only leaving a 3 star:
There is no curtains that block light so every night was difficult to get the room dark enough to sleep from the outdoor property lights shining in our room all night. The TV is outdated and there isn't an option to connect to app services. There is only one keurig coffee maker for the whole property. No mini fridge in rooms. Two wine glasses in the kitchenette available for the property. The hallways smell like covered up dog smell. The bathroom counter was so small and no other cabinet to use to set items on while getting ready. The walls are so thin we couid hear kids running and stomping everyday and we could hear people coughing and it seemed like they were in the same room with us it was so loud. There's a noise machine in the room to help with this so I'm assuming they know its a problem. We could still hear all the noise with it running. There was an iron but no ironing board.
Beautiful property in the scenic Edgartown. Very attentive staff. On-site parking was great and conveniently located in walkable distance to the ceter of town and the local Stop n Shop.

Loved every minute of our stay at this property. We would highly recommend it and will be back. If you can, get the single cottage option in the back of the property but any room would be great here.
There are no full time staff onsite. The hotel across the street manages it, so if need something they come across the street. For example, the shampoo and conditioner bottles were missing in the shower, so I contacted them through the One Key app and they quickly responded and came over to put in the missing bottles. Room is rather small with no refrigerator, microwave, or coffee maker, as these are all located in the nice and spacious common room downstairs. OK selection of TV channels, except the NESN channel was listed as “not available” which means I missed a Red Sox game. Fans beware!
A nice centrally located hotel. The app was a little cumbersome to use and get into the hotel with. I am all for a self check in and check out but made it tough if you had any issue to not have anyone onsite. If there were issues you had to walk across the street to the sister hotel. The room was nice and the bed was comfortable. Room was very clean. We had an issue with our clicker and were offered to move rooms since it couldn't be fixed. We declined since we only had another night but very nice to have them accommodate us if there was an issue. The staff we did interact with was so nice and friendly and super helpful. Nice spot and they held our bags after checkout.
