Pros:

Ana is amazing !! WhatsApp me prior to my arrival, help plan my Ninh Binh itinerary. Customer service to the next level. We booked a bungalow only to found all kind of bugs on bed and in the room. We had to move to a less desirable room. Definitely not a 5 stars hotel. Focusing all on the lobby and restaurant, beautiful design. Did not give any thought about design and comfort of the guest room. The hotel is middle of nowhere. An hour from city

Pros:

This is an amazing play to stay. A large and lovely grounds and the rooms are awesome. The food is excellent and our every need was taken care of. The manager Steve helped us out with activities, meals, etc. Definitely a top notch place.

Pero llegas y las cabañas están llenas de polvo , desde la recepción la gente es poco hospitalaria y el desayuno era poca variedad , para llegar son carreteras y caminos , no tiene alumbrado

Pros:

The villa itself was a good standard. Spacious and although the chairs and single beds a little uncomfortable generally the decor was well done.
The pool outside is nice and clean but for some reason they have all the pools facing the road rather than what will be the lake.
I had the number of someone from the villas on messages and they were helpful and responsive when I asked specific questions.
The resort will be nice when it's complete
The location is quite close to the park
It was wet, cold and windy when we were there and the villa was a good place for us to relax when there wasn't anything else going on
The main restaurant is pretty spectacular but gets cold when it's bad weather. The food and service was good but menu is very limited. There was a good bolognese that our fussy kid was happy with. The fish was exceptional.
The spa bath/onsen was clean and relaxing. But there is no real changing rooms

Cons:

There is a heap of stuff that could be improved
1) arrival... our car was stopped on the way in and we weren't able to get in for ages despite having the villa number and also given our arrival time ahead. This also happened when we went out for a visit to the park. Despite us being the only westerners in the resort they still took ages to let us in...
2) vedana villas is not the same as the resort. This wasn't clear to me when I booked this meant we weren't able to get help or support from Vedana resort. However, most importantly Vedana Resort is no where near complete. There was a big construction site outside our villa on both sides. There is no gym ready to use. I would not recommend this resort until the work is complete. For the price you can find much nicer views etc.
3) When we did get to our villa. Some random guy turned up and used Google translate to ask me to pay the money for the room. The guy was scruffy and the person I was communicating with on messages didn't warn me that this would happen. It was very confusing
4) there is literally nothing in the villa to tell you anything... we didn't know how much any of the drinks etc were in the villa, we had no clue how to get a car to the national park, we didn't know what restaurants were on site or what delivered ...only when I asked specific questions did I get answers
5) this resort is very popular with corporates and therefore both nights we were there ... big parties were happening... this resulted in lots of noise... can hear in the villa and we were basically watching someone else's party when we had dinner
6) I asked to speak to managers of the main resort and our resort but noone came to speak to Me despite being promised this would happen
7) the food choices are limited unless you are happy to eat hedgehog, goat, frogs or snails... fine for one or two meals but not for longer
8) not a lot of staff can speak much English.
