Disappointed
Pros:

The location is good quiet & peaceful. Breakfast was okay. Need to add more breakfast options though.

Cons:

We drove there with our car and it was extremely difficult to get there as the road was very very narrow. They need to make a proper well defined access. Reception area was in very poor condition. Not well kept and that really put me off. The rooms were not tidy and had a peculiar odor. I had to actually ask them to spray some air freshener. The swimming pool was filthy - no one could swim in there. When I asked the house keeping, they said it was the rain water that made the water muddy. The filtration plant was not in service. Not really worth the price you pay for this property and I am really surprised this property is actually listed in Booking.com. This was the 1st property that I booked thru booking.com that I have to give such bad review. I have been using booking.com for all of my hotel stays and have never been disappointed except this one. (Booking.com team, please personally check this property)

The location near the beach is really good and the fact that it is pet friendly.

Cons:

There were no proper wardrobe for the clothes, no intercom in the room to call the room service, the breakfast was pathetic

Cons:

Everything. The food, the rooms were smelling and filled with insects. No proper tv neither wifi. Filled with black big ants. Whole night couldn't sleep as the beds were very hard. In the washroom water wasn't coming. Had a horrible experience.

We loved all aspects of our stay
From the first welcome we felt special. All staff are very attentive to your needs. Great food, sand at your doorstep clean rooms.

Resot location is good

Cons:

Resort has a very good location but rooms are bad.. Wooden cottages are better but they have old building just infront of old cottages. They are very bad poorly maintained. Old property which tried to make new but unsuccessful. Breakfast was worst . food is very very expensive and dont meet expectations . Access orad is worsttttt....They dont have proper entrance even. Rooms are overpriced ..Overall bad experience ...

Horrible Pathetic Place in North Goa .

Cons:

Staff were not pleasing . Looked like they were there only to count the money . Swimming Pool was bath tub size . There were around 10 kittens running around the restaurant . Room service was bad , we had to ask for everything . Intercom was not working . For the 20K I gave for 2 rooms for one night - Value for money was Minus 200 .
