The property was better than expected. It was very relaxing, the site is gorgeous and being surrounded by so much nature was breath taking. Staff was very friendly and since there was not much traffic this time of the year we had quick access to a lot of places. Super recommended.
So if the property had added on their site that there is a possibility that there won't be any light for a few hrs that would be okay . This is not for everyone when i got there this was the case in august for my anniversary. Keep in mind the room is great and clean got charged for decoration and the lady came and started doing mediocre set up which i could have done myself and told her they haven't cleaned the room she said since she has started dropping the roses she can't wait for them to clean. Keep in mind there was no light for 5hrs they turned on generator and i had to walk all the way to the front since there was no phone to ask why the light was not upstairs on the 5th floor the guy said it only works for the 1st floor rooms.
This is not as nice as it looks; they do not keep up with the grounds, it is not a five-star stay, and the staff is not all that friendly. Website shows diving into the cenotes, but there is a sign that says no diving, so false advertising. Our room apparently only had one key because the "former guest" lost it, so we had to drop off our key daily, not sure why they had not replaced the key, considering there is a lost key charge. Our shower was not working. We had to get it fixed. There were ants all over the kitchen. You cannot leave anything on the counter. The kitchen is not properly stocked. There is no coffee and no tea kettle. However, I was able to ask for one but the inside was rusty, no one is on call for assistance, no extra blankets, charge a hospitality fee upon arrival but no hospitality, no laundry room and no option for laundry, the rooms are sparce, not elegant, the kitchen has little to none and being int he jungle, this is not ideal, their "breakfast" is granola, no microwave, no television. However, we do not watch TV anyway, so this is not a five-star resort, do not recommend, would never stay again. Disappointment!

Kan Tulum is hands down one of the most magical places I’ve ever stayed. From the moment we arrived, it felt like we stepped into another world. The property is surrounded by lush jungle, and every corner feels intentional and peaceful. You can tell they care about creating something truly unique and connected to the land.
The design is unreal. Every detail from the natural textures to the open-air layout makes you feel like you're a part of nature without sacrificing comfort. Our suite was spacious, clean, and felt like a little retreat of its own. Waking up to soft light through the trees and ending the day soaking in the private plunge pool was pure bliss.
The staff made the experience even better. Everyone was kind, helpful, and laid-back in the best way. They gave great local recommendations and made us feel completely taken care of without hovering.
One of my favorite parts was the cenote right on the property. It’s peaceful, not crowded, and perfect for a quiet swim in the afternoon. The restaurant was also amazing. Everything was fresh and flavorful, and the setting is just beautiful.
It’s rare to find a place that feels both elevated and grounded, luxurious but not over the top. Kan Tulum strikes that balance perfectly. If you're looking for something authentic, relaxing, and unforgettable in Tulum, this is it. I already can’t wait to come back.

I liked the place, a lot. It’s private, and the staff are phenomenal. I went to them with several questions, and always got good answers. I talked to one of the owners, and complimented him on the staff. I recommend staying there. There is a cenote on the property, that has been incorporated into the hotel grounds.
The hotel design is excellent and very aesthetic but it is not the “luxury” experience that is advertised. The rooms are a little basic and are tired in some places (wonky cabinet doors, cracks in flooring, cheap broken roller blinds on the windows). We booked this hotel for a reduced price and think the reduced price was fair given how expensive Tulum is but would not recommend booking without a discount

Kan Tulum is an absolutely beautiful property. It felt like an oasis every time we arrived back at the property.
The staff were all very kind and helpful with anything that we needed. I would highly suggest staying here if you are looking for relaxation and escape.
My only suggestions would be to add a kettle with some coffee in the rooms as the coffee bar is quite expensive. And maybe a few snack options to the menu for those that just want a little something by the pool.
We really liked the environment of the hotel. It was like a secret place. We love the big windows and decoration. They tidied up our room everyday. But we could not use the kitchen because there was no kitchenware. We asked for a hot water one night, thy told us we have a stove in our room. But we did not have any pots etc to heat the water. When we told that to receptionist she said that we need to get hot water from the restaurant. Also my husband wanted to make a surprise and buy flower from the hotel. And buy a packet. When we enter the room, on the table there were flowers and nuts and little chocolates on the table. They did not tell anything about the pricing so we think that we already paid for the nuts too. But when we check out they wanted us to pay for that too. And receptionist said she should have told us about the pricing but she did not. So everything was fine except for these things.

Amazing staff and a beautiful property! My wife and I just spent a week here and we are ready to plan our next trip. We made more friends with the hotel staff than we did anywhere else! Everyone we met at this resort was extremely friendly and helpful. They helped with reservations for meals, transportation, and other entertainment without hesitation and always with a sincere smile. Thanks you to Enrique and the rest of the staff there for making our trip very memorable. ☀️
This is definitely a one of a kind Gem. Secluded and Private. Nestled in the Jungle of Tulum yet close to everything your heart desires.

The space is absolutely amazing, however my experience was not. We booked the penthouse and did not get to stay in the room we paid for. We were checked into to a much smaller efficiency that was not what was advertised. But from our inferior room I had a perfect view of the penthouse I paid for. I noticed the owner, Sam, and his team of videographers filming a promotion. The staff was very friendly but blamed the mishap on a software issue. I’m assuming they took our room to film his video promotion.
The property is very relaxing and therapeutic.
Unfortunately, the pretty pictures hide the nightmare that awaits you. The hotel bathroom gave off the worst kind of odor making it unpleasant to spend much time in the room – we complained to the manager Enrique and he told us there wasn't anything he could do. Note that the in-room shower is literally “in-room,” a tub out in the open with no shower curtain - although I get it, that might not be a concern for some people, but naturally it made a mess. Not sure what they were thinking with this design.
HOWEVER, this is what we remember most of our stay: after lunch one day, my girlfriend was laying out on the balcony when these nasty horse-fly like mosquitos they call tabanos started biting her legs and back, drawing blood and leaving painful red marks which itched her for a week after. No creams could make it go away and I felt terrible for her.
Last thing I'll say is while the on-site cenote sounds cool, if you know about Tulum’s sewage seeping into the underground rivers feeding the cenotes, I’d think twice before swimming in it. Not to mention the breeding ground that the cenote serves for mosquitos! Plenty of nicer places to stay in Tulum for the money and far less misery.
