I really love this little hotel. Staff very nice and did some extra things for me. Love the breakfast room and the food and service. The view of Santa Maria church and the bells ringing. It’s clean, comfortable, yes but there is something extra. I also love the old town location and the Pintxo bar by same owners below. . .

The location is very good
For the amount of money you pay to stay there I expect a lot more. It’s just an average hotel but is very expensive to stay there. I wouldn’t stay here again. Also I was asked to pay for an iron I used that was already broke when I got it. I was also threatened to pay for someone else’s room because I knew this person and there was a mix up with his payment. I was told if his room isn’t paid for the money will be taken from my credit card. One lady on the first night on reception was very nice. The others I didn’t like. I was also charged €200 for damage to a wall in our room which was my fault, but €200 is extremely excessive. I would definitely recommend people to not stay at this hotel
Perfect location, comfortable bed, nice and clear, kind and helpful staff. It was right in the centre but was extremely quiet - I’d definitely recommend to others!

The position in the old town was good and the rooftop view was interesting. The staff were nice.
The soundproofing met with significant challenges - celebrations for Real
Sociedad winning the Copa del Rey, thunder and lightening and regular donging from the large church next door. It did well enough !
The booking did not include breakfast, which in spite of glowing reviews was barely adequate and very poor value @27 euros per person for eggs benedict nb only one undercooked egg (the white was not white!), a small bowl of fruit and yoghurt one small coffee and an orange juice. Pintxos were on display but it was not clear whether they were extra or included. We were the only guests in the restaurant ( big clue there about breakfast!) so nobody else to take cues from. Yes, i should have asked the staff but had lost all enthusiasm for breakfast by then.
The room would be more comfortable if (as there usually is in hotel rooms), there’d been another chair and an extra table rather than just the desk.
The bed was ok. Hard pillows. Scarey balcony!

The hotel was in a great location in the old town, surrounded by restaurants , shops and tourist attractions. The room was modern, spacious, clean and with all the facilities you would need. The hotel staff were friendly and helpful, responding to every request with a smile. Diego helped me carry my bags up the stairs to the taxi which I greatly appreciated.

Location location location. I also appreciated that my room was quiet at night, despite being in the middle of the party area. I booked an xs room but it had a fridge and a coffee machine. Bed very comfortable. Lovely roof terrace. Friendly staff.
Price is very high, even for the most basic room and level of service, but in line with other hotels in the area. The bathroom smelled terribly on rainy days, but that’s probably unavoidable in old buildings.
Location location location... clean modern smart
The hotel is very central. The rooms are soundproofed so even though you are right next door to the church which chimes every 15 mins, you don’t hear it at night. You are near to everything.
If you go up on the roof for a drink you have to come all the way down to get a drink to go back up.
