The staff was on site early each morning to lay out breakfast. Everything provided was fresh and high quality. Best coffee I’ve had in a while. Also, I was impressed that the proprietor was hanging out in the common room, chatting with guests like we were old friends. The whole place has a friendly, welcoming vibe. The bed was so cozy I didn’t want to leave it!

Easy to find. directions were clear and easy to follow. the great room is just relaxing and welcoming - easy to hang out and read a book or check in with emails before you start your day. The room was perfect size.
Our bathroom was private, but across the hall which I wasn't prepared for - I will bring PJ's and house shoes on my next visit.
I didn't need to iron clothes or use a hairdryer, but they were not in the room so if you need them, you might ask ahead of time.

Slightly thrown to find the bathroom is 'private detached', i.e. across the hall. But it was fine.
Also, remember to collect body wash, shampoo, etc from the communal station before getting naked!
I loved the whole vibe of the location. Clean and cozy. Owners are fabulous. Coffee and breakfast in the morning hit the spot. Great location as a base to explore any part of the city. Safe and easy parking.
The hidden Gem of Pittsburgh. I worked in hotels for a decade and this is the level of service and function that most hotels miss. This is definitely towards the BnB side. Every room I saw had a bathroom designated but not contiguous with the room. All bathrooms are in the middle of the building properly appointed and beautifully designed. This is different, unexpected but completely comfortable. The rooms themselves are boutique. Refrigerators, sound machines etc. but comfortably basic and original. The lobby, the owner and the vibe are unique, genuine and exactly what I wanted for a trip with a best friend. If you need a valet and haven't worked a day in your life then this place isn't for you. For the rest of real humanity, this is a perfect option close to the heart of a down home city worth your hard earned money.
