It's modern hotel that meets expectation of 3 star rating at Booking.com. The room is spacious, clean, with big TV and comfortable beds. Shower there is outstanding. It's in walking distance from the center and jetty. Hotel also offers free shuttle bus to the jetty which Is a nice bonus. There is a great restaurant with exceptional price/value ratio DOZO NANYANG KOPI HOUSE located in the hotel's building. Hotel gives a feeling of a more upscale accommodation that is later offset with few messed up things. I can highly recommend it for overnight stays before going to the neighbour islands.
Windows and especially room doors are having poor acoustic isolation, so you hear every word from the corridor as well as some noise from outside (we have got a room from the inner block, so it was reasonably Ok). Breakfast has many choices, but it's tasteless.
The free shuttle service went pretty much anywhere in Semporna more or less on demand. The staff were kind and helpful. There was a convenience store, pharmacy and noodle house on the same block. Close to recommend restaurants. Very reasonable prices, including shared van transport to Tawau airport.
Location was extremely noisy. No laundry services offered. Wifi only worked well in the lobby. Breakfast options were mostly local foods and serving spoons rested in water of unknown origin. Only low quality margarine was offered for the one sided toast. Housekeeping was a low point: I had to call to reception three times one evening when I was freezing and salty/crunchy from being in the water all day and came back to find zero towels in my room. The sheets were not changed during my 11 day stay and the bathroom mirror only got cleaned once.
Much better than expected after reading the other reviews. By standards of Semporna, this hotel is very good. My room was very spacious, comfortable and clean. The staff members were nice, but completely failed at the one thing people actually come to Semporna for - information about day trips to the nearby islands. It felt like I was the first person to ever ask them about going to Mabul or Mataking. To be fair all “sales” people in Semporna were like this so not just an issue in this hotel.

The rooms are spacious. The breakfast is delicious with wide variety of choices. They offer free bus shuttle to the jetty.
The noise from the road and the nearby mosque.
It is new and clean. The room has a balcony and it faces the front road. It offers free shuttle buses to and from the jetty which is awesome.
Around 9:30pm, dogs would bark for a while which is quite loud. Not sure where the dogs come from and why they start barking around this time only.
It has free shuttle to and from the jetty which is a bonus. Rooms are big and has a balcony. Breakfast is good with adequate varieties. The breakfast room is on the top floor and offers a good view of the city. The staff try their best to please us.
On our check out day, we had our breakfast at around 9am and it should end at 10:30am. There was no more eggs. We asked the staff and he asked the kitchen and said no more eggs. We didn't believe that they ran out of eggs so we asked if they could just cook two eggs for us and they said ok. After a while, we got our eggs. Then more guests came for breakfast, checked the chafing dish for eggs and saw it emptied. I think this is when the staff told the kitchen that they need to cook more eggs as there are more guests who wanted eggs. I wonder why they didn't cook more eggs as it was only around 9am.

It is a bit loud outside, so ask for an interior facing room if sound bothers you.
This is a nice modern hotel
The floors were dirty. They needed to be mopped. There was mold in the shower just overall unclean.
The sheets and towels were clean, which was OK
The balcony is the best part for a diver with their wet equipments, and it's the crucial reason why I chose here. It took a night and my equipment all dry. The free shuttle between the jety and the hotel is convenient, and the only thing I have to do is to make a single call telling where I am. Though the hallway is full of durian smell from other guests, the room still smell free from it. The room has sufficient international sockets, good.
The shower door is a little stupid, since it cannot completely be closed and may stuck with the restroom sink, though it doesn't affect the use of them.
Below average breakfast. Bad coffee.
