Review Highlights

Pros:
Excellent location (near beach, good for sightseeing, good transport links)
Spacious rooms with comfortable beds and large showers
Clean/new-feeling rooms reported by several guests
Cons:
No on-site reception / online-only check-in with limited in-person support
Night-time noise from street; occasional bad smells in stairs/bathroom
Limited amenities: no breakfast, minimal toiletries/toilet paper issues, small hairdryer

Categories

Cleanliness
7.4
Mixed mentions: several guests praised a clean, new-feeling room, but multiple reviews reported cleanliness issues (not clean, light bad smells in bathroom/stairs) requiring attention.
Service
6.8
Repeated complaints about lack of in-person reception, online-only check-in/out, limited English communication, inconsistent cleaning/towel service and instances of poor handling (asked to buy toilet paper, early checkout pressure).
Location
10
Consistently praised: excellent position for city/baie/near the beach and good public-transport links (metro/bus), convenient for sightseeing and beaches.
Room Quality
10
Many positive notes: spacious rooms, comfortable beds and large showers; minor negatives mentioned (AC performance, some shutters/door mechanism issues) but overall rooms are described very favorably.
Amenities
7.5
Basic provision only (kettle, a couple of tea sachets); no breakfast in many stays, small/uncomfortable hairdryer, limited toiletries/toilet paper issues and no dedicated parking — amenities are modest.
Value for Money
7.9
Mixed impressions: some guests felt the price was good, others called it overpriced given the limited service and hidden extra fees (city tax/undisclosed charges).
Food and Beverage
7.6
Very limited F&B: no formal breakfast offered in multiple reports, only minimal tea/boiler provision — not a strong point for guests expecting breakfast service.
Overall Experience
10
Overall positive stay driven by standout location and comfortable, spacious rooms; however, service transparency and a few cleanliness/amenity shortcomings tempered some guests' experiences.

Ottima posizione ma...
Pros:

Posizione ottima e molto comoda per arrivare praticamente ovunque.
Proprietario molto gentile.

Cons:

Terrible
Pros:

This is not at all a hotel. So even name is misleading.
It is a bedroom within an appartment. ZERO service, obviusly no reception, feels unsafe.
Not clean.
Way overpriced

Bellissima camera e posizione ottima
Pros:

Posizione, pulizia, camera grande

Cons:

Il meccanismo di apertura del portone all’inizio non funzionava, per fortuna rientrando la sera tardi ha funzionato subito altrimenti sarebbe stato un bel problema
