Great place if they can fix the air cond; quiet and great facilities.
Pros:

Great location - walking distance to Gurney Drive and just 5 mins to the morning market (unfortunately, the night food court at that market was moved to the ground floor of this hotel but was closed down a few months ago; upside is that nights are very quiet). So lots of food in the morning but requires a bit of walking (10mins+ afternoon and at night). The place is deathly quiet at night and so perfect if you want a quiet place to sleep.

Check-in is simple and no fuss, especially if you don't need to interact with anyone. There is a cat on duty who will jump into the room when you check in to advertise his presence and is available 24 hrs to entertain but only cat people, I guess.

Our room is big and has a high ceiling, accommodating a mezzanine floor above the bathroom, with a queen-size mattress on the floor in addition to the main bed. I like them having a sizeable counter top height fridge, better than the mini fridge you normally get. We also had an ironing board in the room and a microwave and water dispenser in the main common corridor. There are spare blankets and pillows in the other less-used common corridor. Strangely, there is no cupboard but an upright clothing rack is provided.

Cons:

There is no check-in desk but only a cleaning lady who will handle all guest inquiries on the phone (unless you are lucky to bump into her when she cleans the rooms). She seems overworked, not exactly trained for hospitality and her answers on the phone to standard questions will come across as curt and abrupt because they are cut and paste from standard scripts, written more for efficiency.

Our room is very hot. I guess they did not size the air cond correctly - correct for the square feet but maybe they forgot the high ceiling doubles the volume. They realised that and provided fans for both sleeping areas. So at least you will be cooler if though not exactly comfortable and the fans are very noisy.

QA in the room is probably beyond a single cleaning lady. The room is generally clean but we found some items left over from previous guests. The air conditioner's remote batteries were dead but we just used the one from the TV, which we don't use. The latch to the bathroom was not usable as it lost a screw but we just used one from another latch. Just small things which will benefit from an occasional check from a handyman.

Change to other location , not the same hotel we booked. No drinks and also no body shampoo. The shampoo provide is so bad smell

Air-conditioning was not cold at all. This is our 3rd time coming here. Very poor. There's a lot of bed bugs everywhere. I couldn't sleep at all. Water pressure is low

Nice stay overall
Pros:

Love the location, easy to find food nearby and convenient to buy anything as 711, DIY, Watson's are all nearby.
The value for money is good. This price for such a stay, I just can't complain.
Staff was friendly, owner is helpful too.
A cat is there, can pet it 🐈

Cons:

The room was a bit dirty, and some of the furniture inside was a bit broken.
Downstairs is an abandoned food court, it would be nice if they clean the mess up.
The water coming out from the shower head was so little.
