Important information:

Our Hotel, at the heart of the buzzy center of Leamington Spa, are above the picturesque Terrace Restaurant and Bar on the ground floor of Victoria Colonnade. This means that our guests can enjoy all-day dining on site, from morning coffee and cakes, through to gourmet dinners and evening drinks. At weekends, the Terrace Bar is a popular venue for live music, mostly mellow acoustic sounds and jazz, so we like our guests to be aware that there may be some music audible from their rooms until just after midnight on Fridays and Saturdays, however this has not proved to be a problem. The open-air section of the restaurant on the terrace beside the river closes at midnight but the Terrace Bar continues serving drinks until 2am.

Nice staff but not recommended

It was centrally located. The bar staff member who checked us in was very friendly and helpful.

Cons:

It was generally shabby and the room and external areas need to be deep cleaned. There was a pile of construction rubbish in the walkway to get to the door to the accommodation. There was no bathmat or hand towel in the room. There was no milk or milk type product in the room to have with the tea and coffee provided. Although it is written in the details of this accomodation, the loud music does go on until 2am and it is very loud and makes it very difficult to sleep.

Apart from the lack of hearings on arrival on a very cold night, and apart from having to walk through a dirty alleyway
Pros:

Good size and clean.

Cons:

No heating until we arrived. It took a long time for the room to warm up. Very uncomfortable.

Good location, terrible smell!
Pros:

The location was good, check-in happens via the bar downstairs and was easy and friendly. Having a keypad for entry/exit made coming and going and leaving in the morning easy. The room is basic but has everything you'd expect, the sheets and towels were all clean.

Cons:

I stayed in room #2. The room smelled terrible. Looked like, at some point before I arrived, the shower had flooded the bathroom and water had run into the room, soaking into the carpet and skirting board/wall. Everything smelled like damp and mould. The room is small so it was overpowering. Had to sleep with the windows open which was cold in January and noisy with students out and about in the evening. Because there's no reception/dedicated staff it wasn't easy to talk to someone about the smell, the bar was very busy and loud and in the end I gave up and just put up with it.

Room had all the facilities, just a couple of frustrating 'niggles'.
Cons:

TV not working in the morning (disconnected from network though Internet on mobile ok?).
Shower didn't drain properly, took about 45 minutes for water to drain away.

Restaurant and service great. Room disappointing as not clean.
Pros:

Location was handy. Staff were friendly

Cons:

Very noisy until 02.00. Bathroom had hairs on the floor. Not enough towels/shower gel for 2 people and 1 towel was stained with blood. Bedside drawer was broken. Chair in bedroom needed hoovering. Bedroom window broken and didn’t close properly. Lots of basic tv channels didn’t work
