1. Noise Levels and Misleading App Disclaimers
The hotel’s "Important details" section on Booking.com states: "This property is located in a busy area and guests may experience noise." This is a gross, deceptive understatement. A "busy area" implies standard traffic; it does not accurately describe deafening, beach club music that physically vibrates the walls of the room and bleeds through earplugs until midnight. I didn’t have a full nights sleep on each of my three nights that I stayed.

I raised this issue with management on multiple occasions. The consistent response was that the noise was "external and outside of hotel control." However, the only remedy offered by the property was a room downgrade to a section directly facing the hotel’s own active, on-site expansion construction. Prior to check-in, I attempted to cancel this reservation due to recent negative reviews detailing these exact issues, but the hotel refused based on rigid booking conditions.

2. Housekeeping and Basic Amenities
For a property marketed at a luxury price point, basic hospitality standards were entirely unmet:

Hygiene: Foreign hairs were found on the bed pillows upon arrival.

Amenities: Complimentary water bottles were not replenished daily.

3. Property Conditions and First Impressions
The main entrance of the hotel is an active construction site due to their own ongoing building expansion. This architectural disruption is compounded by a persistent, heavy sewer odor that emanates from the exterior and permeates the main lobby, creating a terrible first impression.

4. Breakfast Service and Sanitation Hazards
The breakfast service is poorly managed and matches the negative trends noted in other recent reviews:

Sanitation: A live pet bird is kept in a cage directly adjacent to the self-serve coffee station, presenting a clear hygiene hazard next to open food and beverages.

No coffee machine in the room - not acceptable for 5 stars - and no coffee room service before 8 and surcharge of 500 leks for room service !

Le seul point qui nous a un peu dérangés concerne le stationnement. Bien que l’hôtel dispose d’un parking, celui-ci semblait complet durant notre séjour. Un membre du personnel se chargeait donc de garer les véhicules et il fallait le solliciter à chaque fois que nous souhaitions récupérer notre voiture. Cela peut limiter la spontanéité des déplacements.

Malgré ce petit inconvénient, nous avons passé un très agréable séjour et gardons un excellent souvenir de cet hôtel. Merci à toute l’équipe pour son professionnalisme et sa gentillesse.

The balcony glass was loose, very dangerous which was reported, music was so loud outside of an evening, work was still being done on the hotel which wasn’t expected.

The most disappointing hotel in Dhermi for a 5star hotel. Constant work in and out of hotel which made sleep impossible, the elevator takes one hour to come, a dog behind the hotel barking constantly, the staff except the reception was not attentive at all, breakfast not close to a 5 star hotel. Overall was a wasted money and time since we were really looking forward to relax a bit and got even more tired than we were

-la piscina non era agibile, ce l'hanno comunicato il giorno del nostro arrivo dicendo che fosse in manutenzione in realtà doveva ancora finire i lavori di costruzione

- l'hotel vicino era in costruzione. I lavori iniziavano alle 7 e finivano alle 20. Rumore infernale e disagi per il parcheggio.

- anche la spiaggia era in manutenzione e a metà settimana ci hanno spostato in un'altro stabilimento dove comunque c'era la ruspa che smuoveva la sabbia.

- la colazione a buffet non era da 5 stelle. Le brioches e alcuni dolci homemade non erano freschi tutti i giorno. Venivano riproposti finché non diventano duri e immangiabili.

- non ho apprezzato che si dovesse attraversare il ristorante per raggiungere la spiaggia. L'altra uscita era sul lato in cui facevano i lavori

A piscina estava em reforma e não foi avisado em nenhum momento antes da minha chegada, falaram que estavam concertando um vazamento, mas nitidamente era uma reforma programada
Só havia 1 elevador funcionando durante toda estadia
A energia caiu por diversas vezes

Unfortunately, the hotel is currently undergoing major construction works that significantly affect the guest experience. There is ongoing noise, restricted areas, and a general environment that is far from what is shown in the promotional materials. Based on the scale and stage of the works visible during our stay, it appears unlikely that the project will be completed anytime soon and may continue for at least another year. Guests should be fully informed about these conditions before booking so they can make an informed decision. While the staff were courteous, the construction had a substantial impact on the quality and enjoyment of our stay.

Baulärm mit Bagger.
Tiefgarage im Rohbau und nicht benutzbar.
Auto bekommt Mann völlig eingestaubt zurück.
Pool nicht fertig und auch nicht zu benutzen.
Zugang zum Strand über Baustelle
Kein Entgegenkommen des Personal bezüglich der Mängel
