The location of the property is the only thing worth the payment per night.
We stayed in a ground floor annex room, that disconnects to WiFi every 10 seconds, asking you to forget the network and reconnect - so basically there is no WiFi as advertised. The room was very dark, only one small window and old. We paid for breakfast during our 3 night stay, we went on the first morning and waited 80 minutes for two eggs Benedict, after complaining about the wait (only 5 other tables present at the same time) the eggs arrived overcooked and boiled instead of runny eggs Benedict style. We ended up asking for a breakfast refund for the other two days and they gave it us, but it was just really poor. Finally, the male staff including who seemed like a manager on arrival just seemed like they didn’t want to be there, moody and unfriendly - the nicest member of staff was a female who I think is a cleaner. The place seriously needs a rethink if it’s classed as 4 star and charging that much per night for sub-par service.
We stayed in downstairs room in the middle of the heatwave and the room was cool and comfortable. Best nights sleep I'd had in a while.
Room and location were great
Breakfast wasn't very nice, regretted pre-paying for it. Didn't try the evening menu because of this.

Location, size of room (annex room 7), staff, food, housekeeping, comfortable bed, plenty of plug sockets and usb sockets, request for an upstairs room granted
Some furnishings were a bit worse for wear, there were cobwebs on one of the lights, not given directions to the room so it took a while to find, tight car park (but at least there is parking), breakfast only until 9.30 including weekends, couldn't work out how to close the Velux windows and thought there were no window coverings (staff very helpful in locating a pole and showing me how to close the windows and blinds)
The location is unbeatable, the property itself is stunning and the staff were really friendly and helpful.
