Generally disapointing and false advertising.
Pros:

Close to a bus. Close to the beach.

Cons:

It seems like new ownership is neglecting the place. The rooms are not particularly clean. The restaurant and bar has closed down. No garden was pointed out to us. They weren't able to accomondate a basic request for luggage storage. Boring and very limited breakfast.
Do NOT get a room facing the road. It is very noisy!

Pros:

Such a wonderful stay, easy access to the centre, the staff were so warm and polite. I was pleasantly surprised to see that my TV had Netflix. The room was a good size with a beautiful view and breakfast was lovely, the staff made you fresh toast and eggs.

Cons:

Bathroom is slightly cramps but still manageable and WiFi was a bit slow.

Pros:

Het ontbijt is eenvoudig maar OK. De muziek is te veel. Bediening heel vriendelijk en behulpzaam. Hotel is prima per bus te bereiken, let op dat de halte waar je uit moet stappen in de bus anders heet dan op google maps.

Cons:

Kamer was erg klein, schoonmaak had beter gekund. Aparte kranen voor warm en koud water is niet van deze tijd.

Wonderful, cosy hotel.
Pros:

Excellent, generous, value for money breakfast. Lovely location, in sight of Arthur's Seat and on a direct bus route to the city centre. Absolutely lovely owner (Jonnie) and his right hand man (Mannie). Nothing was too much trouble for this dynamic duo! It's just so nice to be back at the Ellwyn, which was closed for a couple of years. It's our "home from home" when we come up to Edinburgh. Cosy, calm and a lovely vibe.

Cons:

Perhaps the shower mount in Room 1 could be made a little more secure. Everything else was PERFECT!

Pros:

Nice quiet location with bus stop to city centre right outside the hotel

Cons:

The breakfast was nothing like in the gallery photos and the toiletries were definitely not from The White Company as photos would suggest
The room was a little tired and in the bathroom there was paint on the floor and ceiling paper hanging down

Great place to stay!
Pros:

The staff were helpful, friendly and always aimed to pleased.
The room was the one in the photo, it was spacious with an on-suite. It was as clean as I expected it to be for a guest house that see's hundreds of people pass through every year. The bar and resturant was open Thursday-Saturday. They have a pool table. The bus stop was right outside to take you to town which is 10-15 minutes away. Perfect for a good night's sleep away from the hustle and bustle.
The view of Arthur's seat from the from of the property is stunning.

Cons:

I'm writing this to be honest about expectations for future guests.
Options for breakfast were limited. But it was enough to start the day, you only had to ask if you wanted something different and it would be there for you the next day.
The plumbing needs some work, and we spoke the proprietor about this and he has plans after the summer rush, to have a refurb done, to sort out any niggling issues that resulted after the covid 'need to accomidate' situation. While we were there, they had already begun with the down stairs refurbishment and it was looking great.
There was some staining on the mattress that you could clearly see had been steam cleaned.
Dusting behind the bed would be advised in the future for any asthma sufferers. But in saying that, if I had asked, it would have been dealt with, I have stayed in some awful guest houses and this was not one of them. Just needs some updating of which the proprietor is fully aware of and is in the process of doing, so stay there with this in mind. You will have a lovely time and be looked after well.
We would come back if visiting Edinburgh again.

Cons:

The room appeared to have been previously broken into as the door frame near the door latch was damaged and the door latch plate was barely screwed in.

The shower would either be extremely hot or freezing cold and it took 10 minutes each time to mess around with it just to have a Luke warm shower.
