A wonderful few days at the seaside
Pros:

Lovely building with original features. Handily placed for the seafront and city centre. Wonderful views from our room with a balcony. Staff very helpful and approachable

Cons:

Street parking is very expensive- we got a slot on the hotel forecourt after a few hours but had already paid £15 for a 24 hour residents permit.
Breakfast was great the first day but no pastries or porridge on day 2 and no cooked breakfast on day 3.

The lift was not working and it was some 60 steps to my room. I'm sure it was a temporary thing and didn't impact my stay in any significant way.

Location is idyllic, which is why we unfortunately booked

Cons:

The rundown building, the non serviced lift, the SMELL

A dilapidated run-down building with room to match. It is a pity as the building has some beautiful features & in a prime sea front location

The carpets have been there since forever & smell accordingly. Pelmets of curtains hanging off!

Beds are not very comfortable. Bedding was basic but clean.

Windows are rotted & did not close fully, so noise is loud.

Bedroom lock (see pic) was just a cheap household door handle/key!

They will tell you the lift is out of service, but other reviews will show it has been for well over a year. So, if you have mobility issues or heavy luggage, beware !

Our 4th trip to Brighton & totally disappointed with The Lanes "Hotel"

Pros:

The bed was comfortable and the staff friendly and helpful. The breakfast was really well cooked and tasty. The dining room is lovely.

A Wonderful Charming Hotel with History and Character.
Pros:

This is a charming hotel with lots of character and history. Very welcoming and accommodating staff. Excellent location and our room 116 had a fabulous balcony and stunning views of the pier and seafront. The room was perfectly clean and had everything we needed. The orice for a very spacious seaview room with balcony was exceptionally good value. We even managed to get a parking space outside the hotel, which was so convenient. We had the cooked breakfast which was excellent and we highly recommend a visit.

Cons:

There was nothing about this hotel that we didn't like. We loved our stay there.

Hyggelig sted med god beliggenhet.
Pros:

Veldig hyggelig og imøtekommende personale. Rommet hadde TV, internett, føner og vannkoker som jeg setter pris på ved et opphold. God seng. Beliggenheten er sentral men litt utenfor sentrumskjernen. Unngå rom mot havet hvis sola steker.

Cons:

Foretrekker at det ikke er teppe på gulvet, men er klar over at dette er vanlig i England.

Bed clean , people nice , Shame about no housekeeping done whatsoever during our stay . Enjoyed Brighton , plenty to do
Pros:

Not too far from the main strip . People running the hotel were very nice and accommodating.

Cons:

Needs a little bit if TLC . Lots of paint coming off on the balcony . Lift not working which was supposed to be fixed when we arrived . Due to the fact I struggle with stairs they had to give us a room lower down . Didn’t have housekeeping at all during our three days , bed was not made once and we followed the rules by making sure there was no personal belongings on the bed . Had to keep asking for refill of teabags and milk .

Pros:

The view from the first room was great (photo), bed was good. Staff was nice and helpful

Cons:

after a switch into another room the next day the view wasnt that great (photo), since you couldnt see the pier really anymore. also the bed seems to be not so comfy then the first room. The room switch was because of the elevator not working. I wish someone had told me exactly what was different about that room; then I would have decided to stay in the first room.In the second room, a window was also broken (I suspect from a previous break-in?) and was slightly ajar in one place, so you could hear the constant traffic very clearly

Fabulous stay where you’re well looked after!
Pros:

The reception team were welcoming, kind and very helpful. The hotel is lovely and has a bar, lounge area with games and comfortable seating, outdoor seating overlooking the sea, and a breakfast area. Breakfast was lovely and the chef very accommodating. The room was spacious and beds lovely and firm. Facilities great with plenty of tea/coffee, soaps and lotions and essentials (razors, bobbles, sanitary care, cotton wool etc) PLUS sweets - these were really thoughtful and appreciated touches! I’d definitely stay again and recommend to others. Plus the bus stop is just outside with regular service so really easy to get around.

Cons:

Some areas are a little tired, and the shower was fixed so not able to wash as well as I’d like/tricky to avoid getting hair wet, plus very open in the shower area with no support so difficult if you’re not too steady on your feet.
