Good hotel, great price, central Brighton. With car parking if lucky!
Pros:

Easy access to the part of Brighton we were visiting.
Check in great. Car spaces available.
Bed was comfortable. Room clean.
Toiletries available in the bathroom.

Cons:

No air con but to be honest I wasn't expecting air con - it was a hot weekend that was all.

Great staff, but the condition and cleanliness of the hotel fell well below expectations.
Pros:

The staff were friendly, welcoming and very helpful throughout our stay. We also had a lovely sea view from our room, which was the highlight of the hotel.

Cons:

Unfortunately, the hotel was nothing like the photos on Booking.com. The rooms were very dated and in need of refurbishment.

We checked in late after a 4hr drive and were initially given a room that lost all electricity within five minutes. We were then moved to another room, but it hadn’t been cleaned or made up, so we had to move again to a third room on the third floor.

Although the final room was acceptable, the bedsheets and bathroom were not clean, and the pillows had an unpleasant smell. To make matters worse, the lifts were out of order, so after a long journey we had to carry our luggage up several flights of stairs late at night.

The staff were apologetic and did their best, but overall the accommodation did not match the standard advertised online.

Pros:

Location excellent. Close to the action but much quieter than nearer the pier.
Breakfast was excellent with a good choice of cooked options.
Poached eggs were superb.
Room was spotlessly clean and all facilities good. Had ironing board,
iron, kettle, hairdryer, slippers and dressing gown. Great choice of teas, coffees,
biscuits and toiletries. Bed was comfy.
They staff were very friendly and helpfully. They took us to our room.
We were able to extend our check out time for a nominal amount.
Overall an excellent stay.

Cons:

There are parts of the hotel that are rather tired and need updating.
However, we understand this is being done gradually.

Great affordable hotel on the seafront
Pros:

Great seafront location within walking distance of town centre. Family rooms were comfortable and spacious. Staff were friendly and professional.

Cons:

Lifts weren’t working and only continental breakfast was available.

Cons:

But.... 35 degrees and no airco so had to put the windows open to get some fresh air but the hotel being situated next to an avenue with a lot of noisy traffic.... :-( Overall state of building not so good.

Pros:

The staff were all extremely helpful and accommodating, as well as being very friendly and welcoming. Rooms at front have magnificent sea views.

Cons:

Too many stairs, especially with the lift not working. Some of the decor, fixtures and fittings could do with some attention and renovation.
