There is a velux window with no blind so light on a morning however host generously supplied eye masks

Accessible and really modern. The room was clean and had everything we needed. Checking in was easy. We specifically went for the country festival in the grounds so was perfect.
We had an adjoining room (Rm 4) but the walls were so thin it was like the neighbours were in our room - earplugs came in handy!!

Room and bathroom was very nice.
They had a lovely bar area by the river (but don't naively assume as we did especially going by a recent experience elsewhere, that them saying 'come and join us for a glass of something fizzy at our little bar' meant a drink on the house!)
We think they had forgotten we were coming! We never had any instructions about what to do on arrival so assumed it would be very obvious, however when we arrived it wasn't as there was no reception and we had no idea where to go. We managed to contact the owners within a few minutes though and after them asking us a couple of times when we booked, (hence one reason we assumed we weren't expected!) they then showed us to the room.
It was very nice and all was fine but we later saw were no toiletries at all (another reason!) - on contacting they were brought to us very quickly but only later we noticed no biscuits either (not a big deal but disappointing along with the instant coffee for the 5 star hotel they bill themselves -which is also reflected in the price)
The bed was not good, it wasn’t uncomfortable but if either of us moved even the tiniest it felt like being on a trampoline! There was a skylight with no blind so it was a very bright room when the sun came up (although they did have eye-masks)
Also breakfast is not included (we did know that on booking) and it's a 10am check out which is extremely early! On enquiring a few weeks earlier when we booked, we were told we could stay a bit longer especially when I mentioned we may buy breakfast - but on arrival at the property no-one actually ever asked us (although I know we could have said) if we wanted it!

Staff helpful but they had not logged our booking. They had been busy. I had booked 3 days prior. Location nice on a canal.
This is a wedding venue which I had not realised as was looking for last minute accommodation. I would only stay if I was attending a function here. Was warm, small rooms, 1 window locked and other hard to open. Party shut down at midnight. Mattress for some reason was upside down. Had a wasp problem, can of spray would be a good idea in rooms & a teaspoon if you like to stir your hot drink.
The public event, pop up bar, food and DJ was a great night. Hopefully they will do this more

I think the description on booking.com is slightly misleading as to what is actually shared facilities and what is in the room, so needs to be clearer (thought room had a dining room table as an example)
For price point, should have coffee machine aswell in room (based on other offerings) it was quite basic tea and coffee
No toilet roll in room, had to go and find some myself in the communal areas
The location was stunning and the staff were particularly friendly and helpful in every way. The pod was clean and comfortable with an exceptional view. Can't wait to return.

It's on the countryside and no nearby shops. But if someone has their own vehicle for transport then no issue.
