I liked the price and the location. The hospitality was excellent. Small rooms without WC and shower. But it is clean.
Some of the equipment was not repaired in time and it showed side effects in various part of the building. Like repair the ventilator in the bathroom maybe cheaper than repaint the room... ;)

Friendly welcome & good sized room. Breakfast was great.
The shared toilet and bathroom were up 2 lots of stairs with a fire door - this made going to the toilet in the middle of the night not very convenient.

Dieses Hotel ist eine absolute Zumutung und hat mit einem 3-Sterne-Standard rein gar nichts zu tun.
Das Zimmer war in einem desolaten Zustand. Ein kaputtes Waschbecken, eine extrem primitive Ausstattung und ein Ambiente, das eher an einen Luxus-Knast als an ein Hotel erinnert. WC und Dusche wirkten, als stammten sie aus den Kriegsjahren – heruntergekommen, veraltet und weit entfernt von jeglichem zeitgemäßen Hygienestandard.
Ebenso in der Dusche der griff aussen montiert, wie soll man die Tür dann von Innen aufmachen🙈
Das Frühstück ist maximal mittelmäßig. Viel zu wenig Sitzplätze, viel zu wenig Platz, insgesamt schlecht organisiert. Der absolute Tiefpunkt war jedoch der Essraum: ein penetranter Gestank nach Erbrochenem, der einem beim Betreten entgegenschlägt. Das ist nicht nur ekelhaft, sondern hygienisch völlig inakzeptabel und schlicht untragbar.
Dieses Hotel ist massiv überbewertet, täuscht seine Gäste mit falschen Erwartungen und sollte dringend seinen Sternestatus überdenken. Ich würde hier definitiv nicht noch einmal übernachten.

🇬🇧 English – very harsh hotel review
This hotel is an absolute disgrace and has nothing in common with a 3-star standard.
The room was in terrible condition. A broken washbasin, extremely poor and prison-like furnishings, and an atmosphere that felt more like a detention facility than a hotel. The toilet and shower looked like they were from wartime — outdated, run-down, and completely unacceptable by any modern hygiene standards.
The breakfast was barely average at best. Far too few seats, very limited space, and overall poor organization. The worst part, however, was the dining area: a strong, nauseating smell of vomit that hit immediately upon entering. This is absolutely unacceptable, disgusting, and raises serious concerns about cleanliness and hygiene.
This hotel is massively overrated, misleading guests with false expectations, and should seriously reconsider its star rating. I would definitely not stay here again.
Pros; Great staff, good service in room, clean room, great location—central and walkable. They gave us ground floor due to mobility. Cons; there was a lot of scent at first and then a pipe smell—not horrible but noticeable. Also, if you have any mobility issues, you will jot be able to get to breakfast and hot coffee (instant in room). The stairs to “cafe” are steep & narrow and no lifts. Then, the cafe room is very tight to get through and it was packed when we were there (in January). So we gave up and bought food & coffee at the cafe across the street. Overall, likely a fair price, $146 usd/night for the place in any case. Would have preferred an option to save a little to opt out of difficult breakfast. Thank You!
Staff very welcoming and helpful, room clean with good facilities, breakfast more than adequate, and location very convenient.
Very helpful staff. Great location. Clean. Great price. Comfortable. Good free wifi. New bathroom. But: they are renovating, so some glitches and historic winding stairs with no lift. Nice breakfast (continental with meats, fruit, eggs too) but breakfast room is a cramped.

As we arrived several hours before check-in, we made use of their luggage holding area, enabling us to explore the area baggage free. Although out ensuite room was on the ground floor. street-side, it was nice and clean, and we were not bothered by any outside street noise. The room itself was on the small side, and the comfortable bed could only be accessed from one side. Fresh towels and toiletries were provided for the small, but adequate, ensuite.
A good continental breakfast was provided. However, the selection on offer was rather restricted. The breakfast room was small with limited seating. At times it became terribly busy. Due to ongoing refurbishment, we had to use the sister hotel breakfast room which was next door.
Would have no hesitation to using the Arran House Hotel in the future.
Travelled via Aberdeen / London Euston Caledonian Sleeper train and selected the Arran House hotel for its close proximity to both Euston Station and Central London.
